Residential Construction on the Rise in Atlanta (Q1-2021)

A brief overview of the increase in new home construction exhibited in the Metro Atlanta area since the start of 2021

Based on the latest HBW quarterly “Building Activity Trend Report” for new residential construction in the Metro Atlanta area, new home construction is on the rise as of Q1-2021.  After a pattern of slow but steady annual decline since 2018, it appears that the Metro Atlanta area may be climbing out of the residential construction market slump with a strong start this year in the form of a 37 percent year-over-year increase in new permits (Q1-2021).

From January through March of this year, there have been 8,000 housing starts added to the HBW database for Metro Atlanta, and nearly 35 percent of all new home construction activity took place in three out of the twenty-four counties reviewed.  Those counties are as follows:

Gwinnett County – Last quarter, Gwinnett County carried the highest concentration of new home construction activity, having 1,325 new permits on record with HBW for the three-month period; this reflects a 46 percent increase in residential construction in comparison to the same time last year.

Fulton County – Fulton County ranked #2 for new home construction during the first quarter of this year as there were 769 housing starts on record with HBW for the three-month period.  After two consecutive years of annual declines in the market ranging from -10% to -26%, there appears to be potential for the Fulton County area to come out ahead this year as new home construction is already 78 percent ahead of figures from the same time last year.

Forsyth County – In Forsyth County, there were nearly 640 housing starts added to the HBW database in Q1-2021, reflecting a 45 percent increase in new home construction in comparison to the same time last year.

As far as higher value residential construction (>$500k) is concerned, there have been approximately 350 new residential construction projects throughout the Metro Atlanta area added to the HBW database in Q1-2021.  Nearly half of all higher value permits in the first quarter of this year have originated from Fulton County and Dekalb County where there have been 125 permits and 44 new permits added to the HBW database respectively.

Five easy tips for amping up your cold calling game

Cold calling – It may not be your first method for reaching your prospects, but it should certainly be in your toolkit.  With the rise of social media marketing and automated calling services, one-on-one cold calling may not be something that you have done or are doing anymore, but when done correctly, it can be quite effective.

When it comes to contractors offering services for residential properties, cold calling can be a great way to evaluate the reception of your target audience toward your brand, services and/or products.  Having the client live on the phone provides you with an opportunity for interaction and feedback that cannot be gained through direct mail or matched online.

So, what are the best ways to approach cold calling?  There are many books, trainings and resources widely available that specifically address this question, but for the purpose of this blog, we will look at the first five (out of 10) tips for cold calling:

  1. Be Personable – While having a script can be helpful for keeping the caller focused on his/her/their objective, repetitive scripts can come across as insincere and lack the authenticity required to be engaging.  Whether it is a connection to the area where they live, personal experience with a property or service of this type, make a connection.  Lean in on your listening skills and don’t rush into your pitch.
  2. Do Your Research – With HBW reports, subscribers have access to archives and permit data that span decades.  This is essential for understanding the property, property condition and history of ownership.  Know who you are calling and what products/services best meet their immediate and ongoing needs.  Make sure your leads are verified and from a reliable source such as HBW.
  3. Be Prepared – In addition to research, be prepared with answers to the most common questions. These questions can be regarding your business, your approach, your pricing, current client lists or details regarding your services; for this reason, have information organized and at the ready, as well as your CRM system open and ready to track progress.
  4. Focus on Your Target – Cold calling is a method that will enable you to directly reach customers instead of passively waiting for them to come to you. It can be most effective when targeting your immediate communities and locales, as you will have the “home-court advantage”. As a local you will have a better understanding of the area, climate, community dynamics and regional competition; it also provides you with a way to connect as a neighborhood service.
  5. Manage Your Time – Let’s face it, sometimes it can be easy to get carried away in a conversation.  If you happen to contact someone with a little extra time on their hands, a good talk may just be what they need that day.  Nonetheless, you want to be careful to not to tire them out or have them disengage.  The best way to do this is to be respectful of their time and have your contact leave feeling that they had positive experience, not an exhausting one.

HBW Report: Florida Swimming Pool Construction – February 2021

A review of permit data for new swimming pool construction in Florida during the month of February 2021

In Florida, there were nearly 2,615 new swimming pool construction permits with a total value of $133.7 million added to the HBW database during the month of February 2021.  Out of the five major regions reviewed (Southwest, Tampa, Southeast, Orlando, Jacksonville), the greatest concentration of new pool construction took place in Southwest Florida (915 permits), while the highest average value of construction could be found in Orlando (average value: $63,969).

Here is a closer look at the total permits, average value of construction and leading counties for new swimming pool construction in Florida during the month of February 2021:

Southwest

Last month, the southwestern region of Florida ranked #1 for new swimming pool construction, having 915 new permits with a total construction value in excess of $42.2 million on record with HBW for the one-month period.  The average value of construction landed on the lower end of spectrum (average: $46,160) in comparison to the other regions reviewed, and more than half of all new permits originated from the counties of Lee (259 permits) and Sarasota (212 permits).

Out of the more than 135 contractors with new pool construction on record in the area last month, the following ranked as the top three for total new permits:

Southeast

The average value of construction was lowest in the southeast (average value: $43,667) in comparison to other Florida regions reviewed, and the majority of all new construction took place in the counties of Palm Beach and Miami-Dade where there were 203 and 145 new pool permits respectively.

In the Orlando area, there were nearly 380 new swimming pool construction permits with a total value of $24.2 million added to the HBW database last month.  As previously mentioned, the average value of new pool construction was highest in Orlando (average value: $63,969) in comparison to other Florida regions reviewed, and the majority of all new permits originated from the counties of Orange (126 permits) and Volusia (97 permits).

There were more than 75 contractors with new swimming pool construction activity on record in the Jacksonville area last month, and the following ranked as the top three for total new permits:

Florida Top 5 Home Builders – February 2021

A review of the leading home builders statewide and regionally throughout Florida based on housing starts on record for the month of February 2021

As reviewed in our previous post titled “Florida Residential Construction Review – February 2021”, there were more than 7,730 housing starts with a total construction value of approximately $2.2 billion in the Sunshine State last month.  While the previous report identified the leading regions and counties for new home construction, today we are looking at the leading home builders that are driving the new home construction figures throughout the state and within the five major regions of Florida: Southwest, Tampa, Orlando, Jacksonville and Tampa.

Statewide, the following two contractors were standouts when it comes to new residential construction permits on record with HBW for the one-month period.  As per usual, D.R. Horton dominated the market, having 1,163 housing starts last month, while Lennar Homes ranked second with 782 housing starts.

Tampa

There were approximately 230 active home builders with new construction on record in the Tampa area last month, and the following ranked as the top five for total new permits for the one-month period:

Florida Residential Construction Review – February 2021

A report on the latest permit data for new residential construction in Florida during the month of February 2021

Last month, Florida exhibited a 9 percent month-over-month decrease in new home construction activity, having more than 7,730 new residential construction permits with a total value of approximately $2.2 billion on record with HBW.

When reviewing HBW’s latest construction data reports to identify areas with the highest volume of housing starts, Tampa took the lead with nearly 2,150 new permits and a total construction value of approximately $607 million.  Not far behind Tampa, the southwestern region of the state ranked second for new home construction, having nearly 1,900 housing starts with a total construction value of $509.5 million for the one-month period:

Out of the five major Florida regions reviewed (Tampa, Southwest, Jacksonville, Orlando, Southeast), the highest average value of new home construction could be found in the Southeast (average value: $352,490), while the lowest average value of construction was in Jacksonville (average value: $235,550).  The three other regions’ average value of new home construction landed within the range as follows:

When reviewing HBW’s reports to identify counties that held the greatest concentration of new home construction activity last month, Tampa and Southwest area counties were standouts, with Jacksonville area counties also carrying higher concentrations of new permitting activity.  Out of the five regions reviewed, the top five Florida counties for total new residential construction permits last month are as follows:

  1. Pasco County (Tampa area): 756 permits
  2. Polk County (Tampa area): 753 permits
  3. Lee County (Southwest): 590 permits
  4. St. Johns County (Jacksonville): 554 permits
  5. Duval County (Jacksonville): 494 permits

Last month, there were more than 980 new swimming pool construction permits added to the HBW database for Texas.  Out of the four major metro areas reviewed (Dallas, Houston, Austin, San Antonio), Dallas carried the greatest volume of new swimming pool construction permits (550 permits) for the month, while the highest average value of construction could be found in the Houston area (average value: $64,075).

Here is a closer look at the total permits, average value of construction, the leading counties and top pool builders in Texas during the month of February 2021:

Dallas

As previously noted, Dallas carried the highest volume of new pool construction activity in comparison to other Texas areas reviewed, having 550 new permits with a total construction value in excess of $23.1 million last month.  The average value of new pool construction was $42,007, and approximately 60 percent of all new permits originated from the two counties of Collin (191 permits) and Denton (134 permits).

As reported earlier this week, new home construction in Texas has been solid and steady since the start of this year.  Last month, Texas experienced close to a 2 percent month-over-month increase in new residential construction, resulting in approximately 7,655 new permits on record with HBW.

When reviewing HBW’s latest construction data reports to identify the contractors driving the market across the Lonestar State, two major home builders continue to land on the leaderboard of most Texas metro areas.  Both D.R. Horton and Lennar Homes continue to have a strong hold on residential construction, and from the four areas reviewed last month (Houston, Dallas, Austin, San Antonio), they had a total of 874 and 564 new residential construction permits on record respectively.

Texas Residential Construction Review – February 2021

A review of permit data for new residential construction in Texas during the month of February 2021

Texas is off to a strong and consistent start when it comes to new home construction this year.  Last month, Texas experienced close to a 2 percent month-over-month increase in new residential construction, resulting in approximately 7,655 new permits on record with HBW.  Out of the four metro areas reviewed (Dallas, Houston, Austin, San Antonio), both the greatest volume and value of housing starts could be found in the Dallas area where there were more than 3,130 new permits with an average construction value of $288,623.

Here is a closer look at the total permits, values and leading counties for new home construction throughout the Lone Star State last month:

Dallas

As previously noted, Dallas ranked #1 for both volume and value of housing starts last month, having 3,132 new permits with a total construction value of nearly $904 million on record with HBW for the one-month period.  The average value of construction in Dallas (average value: $288,623) was highest in comparison to other metro areas reviewed, and the majority of permits originated from the counties of Collin (1,161 permits) and Tarrant (701 permits).

Houston

In Houston, there were more than 2,935 housing starts with a total construction value of nearly $591 million last month.  The average value remained consistently lowest in Houston (average value: $201,232) in comparison to other Texas areas reviewed, and the county with the highest concentration of new residential construction activity was Harris County with 1,430 new permits for the one-month period.

Austin

Last month, there were more than 1,090 housing starts with a total construction value of approximately $283 million in the Austin area.  The average value of new home construction in Austin was $259,439, and more than half of all new permits originated from Travis County (571 permits).

San Antonio

In San Antonio, there were 495 housing starts with a total construction value of approximately $118.1 million last month.  The average value of new home construction was $238,606, and the county with the greatest concentration of new residential construction activity was Bexar County with nearly 200 new permits on record with HBW for the one-month period.

So far this year (January 2021), Florida has exhibited a strong start to new swimming pool construction.  Based on HBW’s latest construction data reports, Florida experienced a 20 percent month-over-month increase in new pool construction, resulting in nearly 2,900 new permits on record with HBW for the one-month period.

Out of the five Florida regions reviewed (Southwest, Tampa, Orlando, Southeast, Jacksonville), the greatest concentration of new pool construction took place in Tampa (971 permits), while the highest average value of pool starts could be found in Jacksonville (average value: $60,957).
