Texas Top 20 Residential Builders of 2015

Just as our monthly “Top Builders” reports highlight the busiest builders in Texas, the start of a new year provides the opportunity to gain perspective on the builders that led residential construction throughout the entire year. Texas was busy in 2015.  From the booming real estate market in Dallas and the countless new communities being developed, HBW was tracking every new construction permit and the many builders breaking ground in Houston, Dallas, San Antonio and Austin.  As reported earlier this month in the Annual Review, residential construction jumped 13% in Dallas and 8% in San Antonio in comparison to 2014.

The “Top 20 Builders” report is based on those builders with the most housing starts on file in the HBW database.  Those starts are based on the new residential permits that were pulled throughout the year, with the top companies having the most new permits on record.

The #1 residential builder for the year comes as no surprise.  D.R. Horton is all over construction in Texas, and they came in the #1 spot for total new residential construction permits for 2015.  The top 20 across the state are as follows:

10 Ways to More Referrals

Referrals are a key component to business development, and with a little extra effort, you can keep them coming.

What goals have you set for the New Year?  Chances are that building your client base is on the top of your list.  For HBW subscribers, finding quality leads is just a click away, and to get the most out of those leads, you will want to build a long-lasting relationship with them.

Earlier this month, we explored methods for building customer loyalty.  Knowing that satisfied and loyal customers can be strong brand advocates, you may want to offer incentives for customers to be partners in generating referrals.  As most of us are aware, word-of-mouth advertising and referrals are like gold to business development, but don’t just rely on your quality work alone to get the job done.  There are a number of effective ways to get the word-of-mouth ball rolling, and keep it rolling.  Whether a lifelong customer or just breaking ground, here are 10 ways to encourage clients to sing your praises and be partners in generating referrals:

  1. Be Worthy – This one goes without saying, but quality work is a given in the referral process. Meet your deadlines and expected deliverables. Remember, people are usually referring you to friends and family, and they won’t want to disappoint.  Make sure your crews and sales representatives meet the highest standards in client service and professionalism.  Not every job will run smoothly, but it is how you communicate and care for your clients that will be most memorable (and referable).
  2. Offer Incentives – Not every business can successfully pull off a referral program without appearing pushy to clients.  A good start is for your program to be easy to understand and provide a benefit to both the client who refers and the prospect who follows through.  Make sure your program is clear about how they will benefit (i.e. 25% off your next design service) and when they will reap the reward. Make sure that your program includes actions and rewards that are both realistic and easily attainable.
  3. Make Contact -Although it can be intimidating, reaching out to previous clients can be very useful. It is good practice to make a habit of checking in and/or following up with clients; it is during those “check-ins” that you can mention your referral program. Such conversations are easy with longtime and satisfied customers. If a direct ask for referrals is not your preferred approach, try incorporating a special promotion including a discount or additional service that you can offer in exchange for a referral, positive review or testimonial.
  4. Educate – You can’t expect clients to provide referrals if they don’t know about all of the products and services you offer. If your client has only used your kitchen design and build services, make sure you inform them of your other interior or exterior building services.  Give them the tools they need to spread the word; it can be as simple as a single-page flyer, postcard or easy to remember web address to a list of services.
  5. Offer Options – You may encounter clients who don’t want to provide direct referrals, and in this case, try to supply other options and ways for them to recommend your company. Whether they agree to a testimonial on your website or a positive online review, their positive feedback is valuable.  Social networks like Facebook are a great place for a quick “five stars” or recommendation.
  6. Provide Content – More than just having a flyer or special website for referrals, it is a good idea to provide useful content that clients and others can share. Some good examples include: Webinars on an industry-related topic; an article on industry trends; a monthly or quarterly e-newsletter; a video highlighting success stories and completed projects.  Whatever content you choose to develop and share, make it unique and remarkable.
  7. Partner Up – Think about your vendors, and not just the ones that you use for project materials. From your business card printers to your web service provider, you have a pool of potential partners with whom you can exchange referrals.  It can be as simple as exchanging links or logos on each other’s websites or as extensive as offering a percentage of profit on jobs completed.
  8. Give Thanks – This one is more about keeping the referral ball rolling, not getting it started.  Take the time to thank your referral sources. Often a thoughtful handwritten note can be a small but meaningful way to show that you took the time to express your gratitude. A phone call may also go a long way.  Whatever way you choose to thank your referral source, make sure it is personal and that they receive it in a timely manner.
  9. Get Involved – From industry groups and forums on LinkedIn to industry magazines and publications, there are a myriad of ways to get noticed and get people talking. Be helpful to someone with a remodeling issue or provide professional advice to someone looking to buy a home.  Whatever your specialty or expertise, give a little back to your audience, and you may be pleasantly surprised with a referral in return.
  10. Refer Others – Giving a referral can often lead to a referral in return. Keep in mind that the business you refer will indirectly reflect on your own company, so choose wisely.  You should feel confident in the abilities of the business you refer, and it should share a similar target audience.

When it comes to developing materials and programs for referrals, there isn’t a “one size fits all” design.  Start off small and see which methods are most successful and best received by your clients.  In time, your budding referral program will be a wide network that will add to your lead generating efforts throughout the year.

Florida New Residential Construction Report 2015

New residential construction in Florida was on the rise during 2015, and Central Florida topped the list with a 26% increase in housing starts since 2014.

Last week, we reviewed residential construction activity in Georgia and Texas.  This week, we are focusing on Florida, and 2015 proved to be a year of growth.  From the northwest region (including two counties in Alabama) to the southeast portion of the state, every area flourished.  Even homes valued over $500k were booming, with increases in starts as high as 44% in Southeast Florida.

By utilizing HBW’s Building Activity Trend Reports, we are able to hone in on specific counties and view permitting activity in each quarter, year and price range.  Along with thousands of leads, the reports provide detailed insight on construction in various states, regions and counties.  For our purposes, we used the data to gain a better understanding of where the bulk of growth and new residential construction activity took place in 2015, as well as to identify the leading areas for higher value construction.

Growth

As previously mentioned, every region within Florida exhibited an increase in total new residential construction permits in comparison to 2014.  Central Florida was #1 in growth, up 26% from the previous year with 12,086 new permits on file in the HBW database.   Osceola County experienced the most growth (64%) in Central Florida, while Orange County led for the greatest number of new permits (5,184, +23%).

Southwest Florida was second for growth with 11,363 starts and an increase of 24%.  Lee County led for total starts with 3,057 permits on file for the year, while Sarasota County led for growth (34%).

When reviewing the northwestern portion of the state, our report included neighboring counties in Alabama (Mobile and Baldwin).  Overall, there was a 16% increase in housing starts.  In Alabama, Baldwin County led with total permits for the year (1,536), while the Florida county of Santa Rosa held strong with a 28% increase since 2014 and 1,169 new permits on file.

Both the southeastern and western regions experienced a 6% increase in housing starts.  West Florida came in with 11,185 new residential construction permits, and Hillsborough County led the area with 3,708 housing starts.  In the southeast, there were 6,100 new permits added for the year; Palm Beach County led the area with 2,188 starts.

Top 10 Counties

Across the state, there were some outstanding counties where the greatest amount of new residential construction activity took place in 2015.  With Central Florida leading the state in residential construction, it is understandable that Orange County topped the list with 5,184 new permits, a 23% increase since 2014.  Hillsborough County in the west was second highest for total starts (3,708, +19%), and  Lee County (SW) took the third spot with 3,057 housing starts on file, a 28% increase in comparison to 2014.

New Residential Construction >$500k

Higher value residential construction (greater than $500,000) was on the rise statewide during 2015.  Southeast Florida (1,148 permits) and Central Florida (949 permits) led the state in housing starts within this value range.  Southeast Florida experienced an impressive 44% increase in higher value construction, and Central Florida was also on the rise with a 19% increase since 2014.  Southwest Florida came in close with 882 new permits on file and an approximate increase of 28%.  To the west, there was a 30% jump in higher value construction (679 permits), while the northwestern and northeastern portions of the state were also on the rise with increases in activity of 17% and 12% respectively.

Texas Residential Construction Year-End Review 2015

Residential construction in Texas remained steady in comparison to 2014, but there were significant increases in activity for both Dallas and San Antonio.

When reviewing HBW’s latest Building Activity Trend Report for new residential construction in 2015, Texas experienced steady activity in comparison to 2014 with a 1% increase in starts on file.  Dallas (+13%) and San Antonio (+8%) both reflected substantial increases in starts, while Houston dropped 6% and the Austin area decreased by 2%.  When viewing reports by county, there were gains and losses in all metropolitan areas.  To gain a more comprehensive understanding of the highs and lows of residential construction activity throughout the state, we reviewed total new residential permits in each area, greatest increases since 2014, as well as the counties that experienced the most residential construction with values exceeding $500k.

Total Housing Starts

When reviewing the areas of Dallas, Houston, San Antonio and Austin, there was a 1% increase in housing starts in 2015.  Although the Houston area was down 6% in comparison to 2014, it led the state with 30,870 new residential construction permits on file for the year.  With the Dallas area being ahead of 2014 residential construction activity by 13%, it is no surprise that it was the second highest for total starts with 21,181 new permits added to the HBW database. Housing starts in the Austin area dropped slightly (-2%) since 2014 and remained steady with 9,211 starts, and although the San Antonio area had the fewest housing starts (6,101) on file for the year, it held strong with an 8% increase in activity since 2014.  The top three counties for total starts statewide were as follows: Harris (Houston) – 15,105 permits; Fort Bend (Houston) – 6,869 permits; Collin (Dallas) – 6,580 permits.

Residential Construction Growth

As previously mentioned, the Dallas area led the Lone Star State in growth during 2015 as housing starts were up by 13%.  To really understand where the growth is most concentrated, we broke it down county by county to identify the most significant gains statewide.  Comal County (San Antonio) experienced massive gains in starts (2,067) since 2014 with a 40.7% increase in new residential permits. Although the Houston area saw a 6% dip in activity, the county of Brazoria (Houston) was second highest for growth with 2,566 starts on file for the year, a 37.4% increase from the previous year. In the third top spot, Denton County (Dallas) had a notable 31.7% gain with 3,291 new permits in 2015.  Guadalupe (San Antonio) and Ellis (Dallas) counties held in the fourth and fifth top spots with increases of 23.2% and 22.1%.

Residential Construction >$500k

In 2015, Texas soared in construction of homes with values in excess of $500,000.  With nearly 3,500 housing starts in this bracket there was more than an 11% increase in higher value residential construction.  As in 2014, Dallas led the state with 1,782 starts over $500k, a 19% increase in comparison to the previous year.  The Dallas county of Collin led the growth with a 30% increase and 440 permits on file for the year.  Although Houston dipped slightly (-2%) in construction of higher value homes, it held solid with 1,073 housing starts greater than $500k.  Far behind but with a 22% increase since 2014, the Austin area had 432 higher value housing starts in 2015.  To identify the areas where the majority of higher end residential construction took place, here’s a breakdown by county:

HBW Report: Atlanta Residential Construction 2015

In comparison to 2014, the Metro Atlanta area experienced a 14% increase in new residential construction activity during 2015.

With the start of the New Year comes the year-end review, and according to the HBW database, in 2015 Atlanta experienced significant growth in new residential construction permits in comparison to 2014.  How much growth you may ask?  Try 14% to be exact, which means that more than 19,300 new residential construction permits in the Metro Atlanta area were added to the HBW database in 2015.

To break it down even further, we looked at the top counties for growth, the counties with the most housing starts on file, as well as the area(s) where homes with a value over $500k thrived.  The results of our review is as follows:

If you read the Atlanta review at the closing of Q3 (Third Quarter Highs in Atlanta & Florida), you will notice that a few counties continued to show the greatest amount of growth through the end of the year.  Just as in the Q3 report, Bartow County led the Metro Atlanta area with an impressive 94% increase in housing starts in comparison to 2014.  Jackson County ranked second for growth in new residential permits with a massive 66% increase.  Just as in Q3, Walton County took the third spot for growth with a 62% increase in housing starts.  Dekalb and Newton counties were not far behind as they experienced increases in starts of 44% and 42% respectively.

Total Permits

In Q3, we had reviewed the top counties for total number of new permits on file.  Not surprisingly, four out of five of the counties held their top spots, closing 2015 with increases as high as 25% since the previous year.  Gwinnett County led Q3 and closed 2015 on top with 3,187 new permits on file, a 12% increase in comparison to 2014.  Forsyth County continued to hold steady in second, with 2,889 housing starts, an increase of 13% since the previous year.  Continuing to hold the #3 spot, Fulton County exhibited significant growth of 25% since 2014, with 2,606 new housing starts.  Cherokee (1,812 permits, +19%) and Henry (1,112 permits, +21%) counties rounded out the top 5 for the year in the #4 and #5 spots.

Homes Valued Over $500,000

Construction of homes exceeding $500,000 in value was not widespread in the Metro Atlanta area.  Although the area experienced a marked increase of 36% in residential construction over $500,000 since 2014, the bulk of the activity took place in just two counties.  Out of the 854 housing starts in this bracket, nearly 450 occurred in Fulton County.  Next in line was Dekalb County, the fourth highest for growth, where 119 new housing permits (>$500k) are on file for the year.  Other counties where higher value residential activity took place include: Cherokee (55), Cobb (48), Coweta (44), and Gwinnett (40).

5 Ways to Build Customer Loyalty

From rewards programs to personalized communications, there are many ways to keep your customers engaged and coming back.

Repeat customers are one of the keys to business success.  To keep a business thriving, you must maintain a healthy client base, and to keep a healthy client base, you must offer service and communication that builds loyalty.  Just consider the Pareto Principle (a.k.a. 80-20 Rule)…  A successful business will predictably have 80% of its sales generated from 20% of its clients.  Yet, we still see so many businesses putting the majority of their efforts in engaging new customers, while neglecting the value of nurturing the relationships they have with current customers.

For HBW subscribers, new customers are readily available with every new construction permit report; so now that you have your prospects, here are 5 ways to build stronger relationships and loyalty with your current (and future) clients:

  1. Quality Customer Service – This is at the #1 spot for a reason. The importance of high-quality customer service cannot be stressed enough.  Sure, your clients will remember your product or service; after all, many will be living with your final product for years to come.  Tangibles aside, your clients will remember one thing the most, and that is how they were treated.  They will remember how or if you took interest in their input.  They will remember how you were reliable and met their deadlines.  Your customers will remember how you (and your crew) handled their complaints or concerns. When it comes to communication, don’t rely on technology to take care of a customer, and don’t assume that no news is good news. Make a habit of checking in, and provide a clear point of contact (phone and email) for input and feedback. Show a genuine interest in what your clients express about their needs and be prepared to tend to them.
  2. Train Your Crews – You can’t mention customer service without mentioning employees. Beyond technical and safety training, your team should be prepared for and trained in client relations.  Your crews are the face of your company on site, and even if you are a phone call away, many clients will go to the first person they see when a concern arises.  Your crews should be trained in your policies, and all members should be aware of the timelines and expectations of each project.  Everyone on your team should be prepared for working with customers even if you do not expect them to interact with the client. They should be aware of your policies and how to handle potential issues. It takes just one bad encounter to turn a client away for good and one positive interaction to build loyalty points.
  3. Rewards & Incentives – All of us know about loyalty and rewards programs. You probably have a handful of plastic “rewards” cards in your wallet, half of which you actually use.  For construction professionals, loyalty programs won’t necessarily look similar to your typical card and points programs you see in a grocery store or restaurant.  Instead, home builders can use rewards programs in the form of discounts for repeat customers, discounts for referrals, gift cards for reaching a certain spending tier, and special “VIP” sneak peeks or early access to new products and designs.  You will also want to make sure to coordinate any incentive program with your marketing team so that your program for building loyalty with current customers aligns with your message to prospective customers.
  4. Celebrate Together – Whether you recognize their birthdays, send personalized holiday cards, or offer special and custom packages to meet their needs during the holidays, make sure you show appreciation for their business. For your longstanding clients, don’t be afraid to go a little above and beyond with a gift basket or flowers. For a new home or large remodel, a little house warming gift is a great way to share in your success and their new start.  A little recognition and gratitude can go a long way in building a long-lasting and solid relationship.
  5. Educate – Communication with your clients shouldn’t just be for sales and project maintenance. Good customer service also educates.  Whether you want to inform them of ways to maintain their new floors or ways to make a new installation last longer, educational materials are a great way to show that you care long after the job is completed.  Spring is a great time for spring cleaning tips, from landscape to air vents, while the rainy season is a perfect time to share severe weather safety tips and resources.  An educated customer will often appreciate and share what they have learned, easily making them brand advocates.   If you see an article or news story that applies to your client, share it with them.  Also, consider a regular e-newsletter or quarterly mailer that keeps them informed on topics that are both of interest and related to the services you provide.

Building customer loyalty is less about reminding clients of your services and more about becoming a reliable resource.  Solid customer service, reliability and honesty do more than simply build loyalty, they build your business.

Business Tech & Tips for 2016

With the New Year comes new resolutions and a chance to make business improvements that will count.

The New Year is just a day away.  With the holidays winding down and the parties coming to a close, business will be back to the usual pace.  The start of a new year provides a perfect opportunity to consider new goals, focus and technology that will result in increased productivity for you and your business.  For this reason, we compiled a list of technology and tips to help you better serve and meet the needs of your clients:

  1. Customer Service – Partly because of technology, customers have learned to expect a certain level of follow-up and turnaround time. Your responses to inquiries should be almost immediate, and concern on the job or during the planning phase should be taken seriously and tended to without delay.  Your website should meet the highest standards of privacy and security, and functions should be user-friendly and easy to understand. This is not to say that you should handle each client with kid gloves, but by taking the time to automate your scheduling and appointment confirmations and provide a direct line/contact for communication, you will be closer to meeting the personalized and immediate service that will most likely be the expectation, not the exception.
  2. Drop Dead Weight – Although you may be thinking this refers to staffing issues, it does not. “Dead Weight” can often exist in your business’s process and procedures.  Are you holding more meetings than necessary?  Are your systems for internal communication cumbersome and time-consuming?  Take this time to evaluate how you manage data, share information to and from the job site and how your team reports on time and job results.  If more time is being dedicated to paperwork than with the client or on the job, your process may need to be streamlined so that you have room to grow in the New Year.  Take advantage of apps built for time logs, project collaboration and remote meetings.   3. Be Mobile – According to Google, “More Google searches take place on mobile devices than on computers in 10 countries including the US and Japan.” Put simply, your site must be easy to access, view and navigate from mobile devices. The same goes for your marketing efforts. If you can only choose one (desktop or mobile), focus on developing your mobile-friendly site.  In April of this year, Google announced that it would use “mobile-friendliness as a ranking signal” in searches, essentially leading to mobile-friendly content taking priority in searches conducted from mobile devices.  To make sure your business makes the list, your site should be current and mobile-friendly. Don’t know where to begin?  Check out Google’s basics for a mobile-friendly site.  Also, consider developing your social media reach, and using cloud-based tools like Dropbox to make it easier for clients to access files and plans on-the-go.
  4. Consider an App – Although it may not be in the budget this year, now is a great time to consider how a dedicated app may strengthen your business. First, you will want to make sure that the investment is worth the return for your particular business.  Apps can do everything that your website can do, along with offering a more intuitive and an easily accessible experience. From a marketing perspective, having an app listed in the Apple or Google Play stores gives you potential exposure to millions of people.  Once your app is downloaded, it opens the door to creating a relationship with user by “pushing” content and messages about your latest designs or products, as well as offering “app user only” discounts, sneak peeks and deals.  If your competition doesn’t have an app and it proves to be useful to the client, developing one may be a valuable way to strengthen your competitive edge.
  1. Get Social & Dynamic – In the coming year, your business will continue to benefit from a well-maintained social media profile. From Twitter, LinkedIn, FaceBook and Instagram, there are plenty of places to engage your audience and nurture your relationships with current clients. Dynamic content such as videos have been a given in marketing for some time now; just look at the statistics and nearly 5 billion daily video views on YouTube.  With Facebook making it possible for video ads and talk of Google having video-based advertisements showing up in searches (also see Google TrueView ads), you may want to consider adding dynamic video content to your marketing strategy.  As for your social media profiles, your videos can be useful in communicating your brand message and ensuring that your content is informative and authentic to your business.  If you are just getting started in social media, take a look at Social Media: It’s Time for a Check-Up.

The New Year will bring plenty of opportunity and new technology for your business and the home building industry.  Rather than jump on every new trend, keep the fundamentals in mind and give careful consideration on how new technology and strategies will directly impact your productivity and bottom line.  Although new tech can be “cool” and exciting, new trends will come and go in 2016.  For this reason, take time to review your options and choose tools that strengthen your business functions, not just your business image.

Building Trends in 2015 and Beyond

There are a number of home design and building predictions for 2016, and with so many theories, it can be a challenge to sift through it all and know what to expect in the coming year.  Predictions aren’t always accurate, but as the old cliché goes, you can’t know where you are going until you know where you have been.  For this reason, we are taking a look at the designs and features that were in highest demand in the last year. Thanks to sources like AIA’s Home Design Trends Survey, and reports from Realtor.com and Zillow.com, we can gain helpful insight in what was abuzz and what was a dud in 2015, perhaps shining a light on home design trends to come.

Starting with the American Institute of Architects (AIA) and their most recent Home Design Trends Survey from Q3 of 2015, we have comprehensive and detailed tables that cover their Neighborhood and Community Design report.  In reviewing the charts, we notice that although there is a clear preference for simplicity, many traditional features remain popular.  Contemporary home design is a clear winner, with marked growth and interest in single-story homes, front/side porches, and simpler detailing and low maintenance materials for the exterior.  Although there appears to be an increase in metal finishes, there is a reported drop in upscale entry doors and exterior accent lighting which remains consistent with the “simpler is better” theme.

Another source for home design trends is Realtor.com.  In their recently released list of the 20 Must-Have Home Features of 2015, they tasked their team with reviewing millions of listings to identify the most commonly used phrases in home features. Their research went as far back as five years but resulted in a top 20 worth the read.  Although this list is not reflective of the latest trends, it is a solid source for understanding what features have been most often listed by home owners.

As for results, fireplaces took the #1 spot as it is featured in nearly 24% of listings.  Other ones that weren’t a surprise were wood floors (15%) and granite countertops (13%).  On the other hand, carpeting (13%) being just 2% behind wood floors is eye-catching, but it is simply a reminder that this report is capturing data on features listed, not necessarily those features that are most popular.  Tile floor, although never at the top of listings, was considered to stay low but steady in warmer climates like Florida. Just as noted in AIA’s report, data from Realtor.com’s 2015 listings point to simplicity with emphasis on open floor plans (8%) and open kitchens (5.7%).

Finally and just released last week, we have a prediction for 2016 from Zillow Digs Home Trend Forecast (source: PR Newswire). The forecast was based on a survey of interior design experts and photos that are trending on Zillow Digs. In the results, we see that keeping it simple and natural in design remains consistent with other sources and reports. Getting straight to the predictions (drum roll please)… Top design elements were listed as follows:

  1. Art deco-inspired patterns and shapes
  2. Nubby Wool Rugs
  3. Encaustic Tiles
  4. Artisan Accent Pieces

The same report also noted designs expected to go out of style; those elements included mason jars, chalkboard paint and burlap.

By reviewing and analyzing industry patterns and staying abreast of new technologies, we can gain a better sense of what to expect in the coming months.  Although general industry trends are important indicators for what may be in demand, it is still essential that you perform a review of your own business patterns.  By understanding trends and product demand within your own business this year, you can be better prepared to meet the needs of your clients next year.

Although winter is upon us, swimming pool construction is active year-round in the Sunshine State, resulting in many new permits and leads added to the HBW database in November.

If you offer designs, services and/or products for swimming pool owners, you need to know where to find your customers. Along with pre-existing pools requiring maintenance and upgrades, targeting leads in new pool construction is a great way to start a client relationship early in the process and offer services that will meet their growing needs.

When looking for swimming pool construction leads in Florida, HBW offers a detailed database that provides both the latest and archived permit information on swimming pool and other construction.  In November alone, nearly 1,500 new swimming pool construction permits were added to the HBW database for Florida.  In reviewing Orlando, Tampa, Jacksonville, the southeastern and southwestern areas of Florida, the southwest portion of the state led with 463 pool starts, a slight increase (~2%) since October.  The southeast region was second highest for total starts with 329 new permits on record, while Orlando held close with 320 pool starts.  The Tampa area remained consistent for 3 consecutive months with 263 permits for November, while Jacksonville spiked back up since October by 10% with 107 pool starts.

By breaking Florida’s swimming pool construction figures down by top counties, we notice that although a few counties remain standouts for total starts, there are also some newcomers to the Top 5.  Jumping from the second highest in October to #1 in November, Lee County (SW) saw a 15% increase in new pool construction with 164 starts on record and $6.6 million in total value for the month.  Palm Beach County (SE) dropped from #1 in October and holds #2 for November with 122 pool starts and nearly $4.5 million in total value.  Orange County in Orlando was #3 in the state with 107 new permits (total value: $5.6 million) for the month, while Collier County (SW) dropped one spot and was fourth highest in new pool construction activity with 96 permits (total value: $4.1 million).  Although not listed as a top 5 area for pools in October, Hillsborough County in Tampa was the fifth hottest spot for pool construction starts in November with 87 new permits on record and a total value of $3.9 million for the month.

When looking at swimming pool builders throughout Florida, there are few that have continued to drive the figures through both October and November.  All Seasons Pools continued to lead swimming pool construction with 76 starts for the month and construction ranging from Tampa, Orlando and Jacksonville.  Second highest for two consecutive months was Aragon Pools & Spas as it continued to lead the southwest region with 39 starts on file. Holland Pools of Orlando wasn’t far behind with 31 new pool permits as it held onto third.  Although Atlas Pools of Central Florida was not on the Top 5 in October, it jumped to #4 with 25 starts in November, while Tampa Bay Pools dropped one spot and took #5 with 24 starts.

HBW Report: Top 10 Florida Home Builders – November 2015

Florida continues to hold steady in residential construction as HBW has nearly 4,000 new permits on record for Florida during the month of November, adding some familiar and new home builders to the monthly Top 10.

Last week, we reviewed the highs and lows in residential construction throughout Florida during the month of November (see Florida Residential Building Review – November 2015).  This week, we are focusing on our monthly review of the Top 10 Home Builders who are leading each area from Miami to Jacksonville and everything in between.

D.R. Horton led residential construction statewide, holding the #1 spot in 2 out of 5 areas reviewed; the leading company also has more than 420 housing starts on file for the month.  That being stated, D.R. Horton was in good company, as Lennar Homes, GL Homes and Pulte Homes also took #1 spots in specific regions.  Here is a look at the leading home builders by region:

Orlando

In the Orlando area, D.R. Horton jumped two spots and was up 7% in starts in comparison to October, with 145 total permits on record and a total value of nearly $43.4 million.  Although not on the Top 10 list in October, Ashton Orlando Residential joined the leaderboard in the #2 spot with 92 total new permits and approximately $21.5 million in value.  In the third spot for the month, Lennar Homes held strong with 76 housing starts and more than $20.1 million in total value.

Southwest Florida

Pulte Homes continued to lead the southwestern portion of Florida for its third consecutive month, with 90 housing starts and more than $29 million in total value. In the second spot, GL Homes made an impressive jump from #6 in October and more than doubled its total starts with 80 permits on record and a total value in excess of $26.6 million. Although Neal Communities dropped slightly from #2 in October to #3 in November, it maintained a spot in the Top 3 with 68 starts and a total value of $12.7 million.

Tampa

For a second month, Lennar Homes led the Tampa area with 119 starts and more than $27.8 million in total value. Also maintaining its position from October, The Villages of Lake Sumter was #2 for the month with 93 new residential permits on record and a total value of nearly $31.5 million (highest value in the area). D.R. Horton maintained the third spot but increased total starts by 65% since October, with 89 starts and more than $18.5 million in total value.

Jacksonville

For several months, D.R. Horton has and continues to hold the #1 spot for total starts in Jacksonville.  According to the HBW database, the leading builder was up 48% in total permits (117 permits) since October and carried a total value of nearly $18.2 million. Moving up from #4 to the second spot, Lennar Homes had 63 new permits on file for the month and more than $15 million in total value.  Dream Finders Construction, Inc. dropped from #2 in October to #3 in November, still holding strong with 53 starts and nearly $14 million in total value.

Southeast Florida

Although residential construction totals dropped in the southeast portion Florida since October, GL Homes jumped up one spot from October to November, dominating the region with 73 starts and nearly $25 million in total value.  Lennar Homes maintained the #2 spot with 20 new permits on file and a total value exceeding $9.1 million.  D.R. Horton jumped two spots to #3 with 15 starts and a total value of more than $5.3 million.
