Texas Residential Construction Report – October 2022

A summary of permit data for new home construction in Texas during the month of October

During the month of October 2022, there were approximately 7,280 new residential construction permits with a total value of nearly $2.1 billion added to the HBW database for the Lone Star State.

Out of the four major metro areas reviewed (Dallas, Houston, Austin, San Antonio), Dallas carried the greatest amount of new residential construction activity (2,933 permits), while Austin held the highest average value of new residential construction projects (average value: $305,959).

Here is a closer look at the latest construction data derived from Texas residential construction permits on record with HBW during the month of October 2022:

Dallas

Dallas ranked #1 for new home construction, having more than 2,930 new permits with a total construction value of nearly $855 million on record last month.  The average value of new construction in the area landed on the higher end of the spectrum at $291,491, and the majority of all permits originated from the two counties of Tarrant (847 permits) and Collin (915 permits).

Houston

Last month, there were just about 2,780 new residential construction permits with a total value in excess of $760.4 million on record for Houston.  The average value of construction in the Houston area (average value: $273,732) landed on the lower end of the spectrum in comparison to the other metro areas reviewed, and bulk of all new construction took place in Harris County (1,620 permits).

Austin

In Austin, there were nearly 1,175 new residential construction permits with a total value of approximately $359 million last month.  The average value of construction was highest in the Austin area (average value: $305,959) in comparison to other Texas areas reviewed, and the majority of all new permits originated from the two counties of Travis (583 permits) and Williamson (435 permits).

San Antonio

Last month, there were approximately 395 new residential construction permits with a total value in excess of $107.2 million in the San Antonio area.  The average value of new construction was lowest in San Antonio (average value: $272,232) in comparison to other areas reviewed, and the majority of all new home construction took place in Bexar County where there were close to 300 new permits on record for the one-month period.

HBW Report: Texas Swimming Pool Construction – October 2022

A summary of permit data for new swimming pool construction in Texas during the month of October

Based on HBW’s latest construction data reports, there were more than 1,165 new swimming pool construction permits with a total value of nearly $64 million in the Lone Star State last month; this reflects approximately a 48 percent month-over-month increase in new swimming pool construction permits.  Out of the four metro areas reviewed (Dallas, Houston, Austin, San Antonio), Dallas (557 permits) carried the greatest volume of swimming pool starts, while the highest average value of new pool construction took place in Houston (average value: $69,873).

Here is a closer look at new swimming pool construction activity across Texas and by region for the month of October 2022:

Dallas

As noted above, Dallas carried the greatest amount of new pool construction on record last month, having 557 permits with a total construction value in excess of $28 million. The average value of new pool construction was $50,326, and well more than half of all new permits originated from the two counties of Collin (202 permits) and Denton (114 permits).

Houston

In Houston, there were 330 new swimming pool construction permits with a total value in excess of $23 million on record last month. As previously noted, the average value of new construction was highest in the Houston area (average value: $69,873), and the bulk of all construction activity took place in Harris County where there were 229 new permits recorded for the one-month period.

Austin

Last month, there were approximately 185 new swimming pool construction permits with a total value of nearly $8.7 million in the Austin area. The average value of construction landed on the lower end of the spectrum (average value: $47,212), and the majority of all new permits originated from Travis County (128 permits).

The average value of new construction was lowest in the San Antonio area (average value: $40,839) in comparison to other Texas regions reviewed, and the bulk of all new construction activity took place in Bexar County (78 permits).

Florida Residential Construction Quarterly Overview

An overview of permit data for new residential construction in Florida through Q3-2022

Year after year, HBW has consistently reported marked annual increases in new home construction across the Sunshine State. Since 2018, Florida has reflected year-over-year increases in residential construction permits ranging from a low of 2 percent (2019) to a high of 32 percent (2021), but so far this year the market appears to be slowing, at least in some areas.

Overall, Florida has experienced a 1 percent decline in new home construction through the third quarter of this year, resulting in approximately 99,370 new permits on record with HBW. And while the change in new permitting activity is minor, it is certainly a sign of some slowing in comparison to previous years. More specifically, regions including the northern and southeastern portions of the state have exhibited year-over-year declines in new home construction ranging from -2 percent (Northeast) to -13 percent (Southeast). On the flip side, the western and central portions of the state appear to have more stability with year-over-year growth ranging from +2 percent (Southwest) to +4 percent (Central).

Here is a closer look at the total permits and leading counties for new residential construction by Florida region through Q3-2022:

Southwest

Since the start of this year (thru Q3), there have been approximately 23,500 new residential construction permits added to the HBW database for Southwest Florida; this reflects a 2 percent year-over-year increase in new home construction. Out of the 5 counties that make up the region, more than half of all new construction activity took place in Lee County (7,536 permits) and Manatee County (5,061 permits).

West

Much like the southwestern region of Florida, the West carried more than 23,000 new residential construction permits through the third quarter of this year; this figure reflects a 3 percent year-over-year increase in new permits. Out of the seven counties that were included in the area report, more than half of all new permits originated from the two counties of Polk (6,664 permits) and Hillsborough (5,337 permits).

Northeast

Through the third quarter of this year, the Northeast ranked #3 for new home construction as there have been 18,740 new permits added to the HBW for the region. Out of the eight counties that make up the area, the majority of all new permits originated from the three counties of St. Johns (4,563 permits), Marion (4,533 permits), and Duval (4,410 permits).

Central

In Central Florida, there have been 15,355 new residential construction permits added to the HBW database through Q3-2022, reflecting a 4 percent year-over-year increase in new home construction. Out of the six counties included in the area report, the bulk of new permits originated from the three counties of Orange (3,605 permits), Lake (3,245 permits), and Brevard (3,185 permits).

Northwest

In the northwestern region of Florida, there have been approximately 10,080 new residential construction permits on record through the third quarter of this year. Out of eighteen counties (16 Florida, 2 Alabama) included in the regional report, more than half of all new home construction took place in the three counties of Baldwin, AL (2,070 permits), Bay (1,932 permits), and Escambia (1,407 permits).

Southeast

Through the Q3-2022, the southeastern region of Florida carried the lowest level of new home construction, having 8,678 new permits on record and demonstrating a 13 percent year-over-year decline in residential construction activity. Out of the seven counties that make up the area, the majority of new permits originated from the two counties of St. Lucie (3,693 permits) and Palm Beach (1,714 permits).

A review of permit data for new swimming pool construction in Florida from January through September

Since 2011, new swimming pool construction has been steadily climbing in the Sunshine State, but so far this year, the market has appeared to have slowed. From January through September of this year, there has been a 6 percent decrease in new pool construction across Florida, resulting in nearly 30,500 new permits on record with HBW.

In the latest Swimming Pool Construction Activity Trend Report, all six Florida regions reviewed (Southwest, Southeast, Northwest, Northeast, Central, West) exhibited year-over-year declines in new pool construction ranging from a low of <1 percent (West) to a high of 12 percent (Southwest).

Texas Residential Construction Quarterly Report Q3-2022

A review of permit data for new residential construction in Texas through the third quarter of 2022

So far this year (thru Q3-2022), Texas has reflected a decline in new home construction as there has been a 5 percent year-over-year decrease in housing starts.  Based on HBW’s Building Activity Trend Report for the four major metropolitan areas of Texas (Dallas, Houston, San Antonio, Austin), there has been a combined total of more than 70,600 new residential construction permits added to the HBW database through the third quarter of this year.  All major metro areas reviewed (with the exception of San Antonio) exhibited year-over-year declines in new home construction ranging from -3 percent (Dallas) to -8 percent (Houston).

Here is a closer look at new home construction activity through Q3-2022 in each of the four major metro areas of the Lone Star State:

Houston

Out of the four Texas regions reviewed, Houston held the highest volume of new home construction, having approximately 29,660 new permits on record with HBW through the third quarter of this year; while new home construction in the Houston area has been on the rise for more than five years, so far this year the region has reflected an 8 percent year-over-year decrease in new permits. Out of the five counties that make up the Houston area, nearly 75 percent of all new construction took place in the counties of Harris (12,206 permits) and Montgomery (9,292 permits).

Dallas

With 24,020 new residential construction permits through the third quarter of this year, the Dallas area has exhibited the 3 percent year-over-year decrease in new home construction.  More than half of all new permits originated from the two counties of Tarrant (7,005 permits) and Collin (6,404 permits), with both counties demonstrating year-over-year decreases in new home construction of 2 percent and 28 percent respectively.

Out of all Texas regions reviewed, the Dallas areas carries the greatest concentration of higher value (>$500k) housing starts, having just over 2,685 new residential construction permits with values in excess of $500k through Q3.

Austin

Like most Texas areas reviewed, the Austin area appears to be behind last year in terms of new residential construction through the third quarter.  From January through September of this year, there have been 9,860 new residential construction permits added to the HBW database for the Austin area, reflecting a 6 percent year-over-year decrease in new home construction.  Out of the four counties that make up the area, more than half of all new residential construction took place in Travis County where there have been approximately 5,053 housing starts so far this year (thru Q3-2022).

San Antonio

Out of the four Texas metro areas reviewed, San Antonio is the only area to reflect an uptick in residential construction. Through the third quarter of this year, there have been more than 7,060 new permits added to the HBW database for San Antonio, reflecting a 4 percent year-over-year increase in new home construction.  Out of the three counties reviewed, the bulk of all new permits originated from Bexar County (~4,125 permits), where there has been a 22.5 percent year-over-year increase in new home construction.

Florida New Home Construction Report – September 2022

A summary of permit data for new residential construction in Florida during the month of September

Earlier this week, we reported on the top home builders across Florida and noted that during the month of September there were more than 6,315 new residential construction permits added to the HBW database for the Sunshine State. Today, we will utilize the same construction data reports to review new home construction activity and permit data collected from the five major regions of Florida (Southwest, Tampa, Orlando, Southeast, Jacksonville) during the month of September.

Out of the five Florida regions reviewed, the greatest concentration of new residential construction took place in the southwestern region where there were 1,680 new permits on record with HBW for the one-month period, while the highest average value of new home construction could be found in the Southeast (average value: $371,359).

Here is a summary of the latest permit data on record for new home construction in each major region of Florida last month:

Southwest

As noted above, the greatest concentration of new home construction could be found in the southwestern region of Florida last month where there were 1,680 new permits with a total construction value of nearly $562.5 million.  The average value of new home construction was $334,805, and more than half of all new permits originated from the two counties of Lee (598 permits) and Charlotte (342 permits).  

Tampa

Not far behind the southwest, the Tampa area ranked #2 for new home construction, having 1,437 new permits with a total construction value of approximately $440 million on record last month. The average value of new residential construction projects was $306,075, and the majority of new permits originated from the counties of Hillsborough (430 permits) and Pasco (387 permits).

Orlando

In Orlando, there were 1,223 new residential construction permits with a total value in excess of $390 million added to the HBW database last month. The average value of new home construction was $319,030, and nearly half of all new construction activity took place in the two counties of Brevard (349 permits) and Orange (249 permits).

Jacksonville

Last month, there were 1,193 new residential construction permits with a total value of approximately $274 million on record for Jacksonville. The average value of new home construction was lowest in Jacksonville (average value: $229,392) in comparison to other Florida regions reviewed, and nearly 75 percent of all new construction activity took place in the two counties of St. Johns (443 permits) and Duval (415 permits).

Southeast

For the southeastern region of Florida, there were approximately 785 new residential construction permits with a total value of $290.8 million added to the HBW database last month. The average value of new home construction was highest in the Southeast (average value: $371,359) in comparison to other regions reviewed, and the bulk of all new permits originated from the two counties of St. Lucie (302 permits) and Palm Beach (217 permits).

A review of the leading home builders in Florida during the month of September 2022

Based on HBW’s latest Construction Data Reports, there were more than 6,315 new residential construction permits added to the HBW database for Florida last month. Out of the hundreds of contractors with new permits on record for the one-month period, there were a few that carried 34 percent of all new construction activity in the Sunshine State; those leading home builders are as follows:

#1 – Lennar Homes – 916 permits

#2 – D.R. Horton – 797 permits

#3 – Pulte Homes – 435 permits

Out of the five major regions reviewed (Southeast, Southwest, Tampa, Orlando, Jacksonville), Lennar Homes ranked #1 in three out five areas, while D.R. Horton took top placement in the remaining regions reviewed.

Texas Swimming Pool Construction Q3-2022

A quarterly review of permit data for new swimming pool construction in Texas through the third quarter of 2022

Since the start of this year (thru September), new swimming pool construction has been on the rise in the Lone Star State.  From the combined metro areas of Dallas, Houston, San Antonio, and Austin there have been nearly 10,300 new swimming pool construction permits added to the HBW database through the third quarter of this year; this reflects a 3 percent year-over-year increase in total permits.  While Texas has demonstrated a rise in new swimming pool construction overall, some metro areas are seeing gains, while others are slightly lagging in comparison to last year.

For example, while Dallas holds the highest concentration of new swimming pool construction (4,894 permits) and has exhibited a 3 percent gain in comparison to the same time last year, the Houston area is demonstrating its first major decline in more than five years with a 17 percent year-over-year decrease in permits through Q3.  On the other hand, metro areas like Austin which have less total new construction permits on record for the nine-month period (1,536 permits) have been experiencing annual gains for the last several years, and this year Austin is already exhibiting a major 53 percent year-over-year spike in new pool construction.

Here is a closer look at each of the four major metro areas in Texas and the latest swimming pool construction data available from January through September of this year:

Dallas

As previously mentioned, Dallas ranks #1 for total swimming pool starts so far this year, having 4,894 new permits on record with HBW. Nearly 50 percent of all new permits originated from the counties of Collin (1,244 permits) and Tarrant (1,152 permits), and although the Dallas area as a whole is reflecting a small 3 percent year-over-year increase in new pool construction, it continues to demonstrate significant growth in a few counties (Denton, Rockwall, Ellis) with annual increases ranging from 46 percent to 500 percent.

Houston

Since 2017, new pool construction has been on an upward trajectory in the Houston area, but so far this year, the market appears to have cooled. Houston and it surrounding counties have exhibited a 17 percent year-over-year decrease in new pool construction through Q3, resulting in approximately 2,960 new pool permits on record with HBW. More than half of all new permits originated from Harris County (1,591 permits), where there has been a 23 percent year-over-year decrease in new pool construction.  When looking at annual growth in the area, Brazoria (305 permits) and Montgomery (402 permits) are the only counties to demonstrate growth through the third quarter, with year-over-year increases of 12 percent and 4.5 percent respectively.

Austin

As previously noted, one Texas metro area that is demonstrating growth in swimming pool starts is Austin.  Through Q3-2022, there have been more than 1,535 new swimming pool construction permits added to the HBW database, reflecting a 53 percent year-over-year increase.  Out of the four counties that make up the area, the bulk of all new pool construction has taken place in Travis where there has been a 94 percent year-over-year increase resulting in more than 1,160 new permits.

San Antonio

New pool construction in the San Antonio area has been on a consistent rise for more than five years, and through Q3-2022 the area is already exhibiting a 30 percent year-over-year increase in new pool construction, resulting in approximately 900 new swimming pool construction permits. Out of the three counties that make up the San Antonio area, the majority of construction has taken place in Bexar County (647 permits) which is ahead of last year’s figures by 43 percent (thru Q3).

During the month of September, there were approximately 3,250 new swimming pool permits with a total construction value of nearly $225 million added to the HBW database for the Sunshine State.  HBW’s monthly construction data reports for Florida included the five major regions of the state (Southwest, Tampa, Orlando, Southeast, Jacksonville) and covered permit data such as total permits, average value of construction, and leading counties and contractors.

Here is a closer look at permit data for new swimming pool construction in each Florida region during the month of September 2022:

Southwest

The highest concentration of new swimming pool construction could be found in the southwestern region of Florida, where there were approximately 1,125 new permits with a total construction value of nearly $75.2 million.  The average value of new pool construction was $66,897, and more than half of all new permits originated from the counties of Lee (430 permits) and Manatee (248 permits).

In the southeastern region of Florida, there were 718 new swimming pool construction permits with a total value of approximately $47 million last month.  The average value of new swimming pool construction landed on the lower end of the spectrum in the southeast (average value: $65,368) in comparison to other Florida regions reviewed, and the majority of all new permits originated from the counties of Palm Beach (245 permits) and Miami-Dade (167 permits).

Tampa

Last month, there were 660 new swimming pool construction permits with a total value of $50 million in the Tampa area.  The average value of new swimming pool construction landed on the higher end of the spectrum (average value: $75,696) in comparison to other Florida regions reviewed, and just over half of all new construction activity took place in the counties of Hillsborough (191 permits) and Polk (146 permits).

Last month, there were approximately 270 new swimming pool construction permits with a total value of $22.3 million in the Jacksonville area.  The average value of new swimming pool construction was highest in Jacksonville (average value: $82,907) in comparison to other Florida regions reviewed, and the majority of all new permits originated from the counties of St. Johns (108 permits) and Duval (71 permits).

Out of approximately 80 pool contractors with new construction on record last month, the following ranked as the top three for total new permits:

A review of permit data for new swimming pool construction in Texas during the month of September

Based on HBW’s latest construction data reports, there were approximately 785 new swimming pool construction permits with a total value in excess of $45.2M added to the HBW database for the Lone Star State last month.  Out of the four metro areas reviewed (Dallas, Houston, Austin, San Antonio), the greatest concentration of new pool construction could be found in Dallas (327 permits), while the highest average value of construction could be found in Houston (average value: $75,081).
