Top Texas Home Builders – August 2024

In HBW’s monthly review of its construction data reports, it was noted that 7,030 new residential construction permits with a total value in excess of $2.2 billion were issued within the four major metro areas of Texas last month. In addition to providing permit totals and construction values for each region, HBW’s construction data reports also offer insight into the contractors that are actively pulling permits each month.

For the purpose of this post, we are focusing on the top ranked contractors within each of the four Metro areas of Texas (Dallas, Houston, San Antonio, Austin). Builder ranking is based on the total number of new residential permits on record with HBW for the month of August.

Statewide, there are two home builders that have continued to rank high on the charts and take the lead with a greater volume of housing starts. Both Lennar Homes and D.R. Horton are ranked as the leading home builders in Texas month after month, and in August they held approximately 15 percent of all new residential construction activity, having 725 and 327 new permits on record respectively.

Texas Residential Construction Review – August 2024

According to HBW’s latest construction data, Texas exhibited a notable uptick in residential construction activity last month, with over 7,030 new permits issued and a total construction value in excess of $2.2 billion; this represents approximately a 16 percent month-over-month increase in new home construction.

Among the four major metro areas analyzed, Houston took the lead with the greatest volume of new residential construction permits, totaling 3,213. When looking for the highest average value of new construction, Austin was a standout with new home construction projects in the area averaging a value of $356,614.

Here’s a quick overview of new residential construction across the four major metro regions of Texas, including permit totals, average project values, and top-performing counties during the month of August:

Houston

As noted above, the Houston area carried the greatest volume of new home construction out of the four Texas regions reviewed, having 3,213 new permits with a total construction value of nearly $988 million. The average value of new home construction in Houston was $307,402, and more than 72 percent of all new permits originated from the counties of Harris and Montgomery where there were 1,418 and 921 new permits on record respectively.

Dallas

Dallas ranked #2 for new home construction last month, having 2,579 new permits with a total value of approximately $901.6 million. The average value of new residential construction projects landed on the higher end in Dallas (average value: $349,591) in comparison to other Texas regions reviewed, and the bulk of new permitting activity took place in the two counties of Tarrant (781 permits) and Collin (648 permits).

San Antonio

Last month, there were more than 635 new residential construction permits with a total value of approximately $126 million in the San Antonio area. The average value of new home construction was lowest in San Antonio (average value: $197,923) in comparison to other areas reviewed, and well more than half of all new residential construction took place in Bexar County (455 permits).

Austin

In Austin, there were more than 600 new residential construction permits with a total value in excess of $215 million added to the HBW database last month. The average value of new home construction was highest in Austin (average value: $356,614) in comparison to other areas reviewed, and 80 percent of all new home construction activity took place in the counties of Williamson (276 permits) and Travis (208 permits).

Top Texas Pool Builders – August 2024

If you follow the HBW blog, then you are probably already aware of the latest construction permit data report for swimming pool construction in Texas. As published earlier this week, there were over 720 new swimming pool construction permits, with a combined value of approximately $53.6 million, recorded in the HBW database for Texas last month.

While there wasn’t a specific contractor that dominated the market statewide, we identified the top contractors in each major metro area based on the total number of new permits on record for the one-month period. Here is a breakdown of the top pool builders in each of the four Metro areas of Texas during the month of August:

Dallas

Last month, there were nearly 145 active builders in the Dallas area who contributed to a total of 300 new swimming pool construction permits. The leading contractors for new pool construction (based on total new permits) were as follows:

Texas Swimming Pool Construction Report – August 2024

According to the latest construction data reports from HBW, over 720 new swimming pool construction permits, with a combined value of approximately $53.6 million, were recorded in the HBW database for Texas last month. This represents a 25 percent increase in new pool construction activity compared to the previous month.

Among the four major metropolitan areas analyzed, Dallas exhibited the highest volume of new pool construction activity, with 300 permits issued. While Houston reported the highest average permit value, with an average construction value of $108,324.

Here is a closer look at the total permits, average value of new construction projects and leading counties for new swimming pool construction in the four major metro regions of Texas last month:

Dallas

Dallas ranked #1 for new pool construction last month, having 300 new permits with a total value of nearly $19 million. The average value of new pool construction projects was $62,920, and the bulk of new permitting activity took place in the two counties of Dallas (103 permits) and Tarrant (70 permits).

Houston

The Houston area carried the second greatest volume of pool starts out of the four Texas regions reviewed, having 243 new permits with a total construction value in excess of $26 million. The average value of new pool construction was highest in Houston (average value: $108,324) in comparison to other Texas areas reviewed, and well more than half of all new permits originated from Harris County where there were 161 new permits on record with HBW for the one-month period.

Austin

In Austin, there were 120 new swimming pool construction permits with a total value of nearly $6.2 million added to the HBW database last month. The average value of construction was $51,307, and 80 percent of all new pool construction activity took place in Travis County (96 permits).

San Antonio

Last month, there were approximately 60 new swimming pool construction permits with a total value of $2.2 million in the San Antonio area. The average value of construction was lowest in San Antonio (average value: $37,373) in comparison to other areas reviewed, and nearly all new construction took place in Bexar County (42 permits).

As reported in our most recent post, there were 1,780 new swimming pool construction permits added to the HBW database for Florida during the month of July 2024. Today, we are diving into HBW’s building permit reports further to identify the leading contractors driving new swimming pool construction in each of the five major regions of Florida.

Status of Swimming Pool Construction Permits in Florida: July 2024

In July 2024, the landscape of swimming pool construction in Florida has reflected a dynamic interplay of regulatory changes, economic trends, and environmental considerations. As the state has experienced a summer of high temperatures, demand for residential swimming pools remains evident, but the permitting process has encountered both opportunities and challenges.

Permit Statistics

Based on the latest permit data pulled from the HBW database, the number of residential swimming pool permits issued was 1,780 in July 2024, reflecting an 11 percent month-over-month decrease in new swimming pool construction. Out of the five regions included in the reports (Southwest, Tampa, Southeast, Jacksonville, Orlando), the highest concentration of new pool construction could be found in the southwestern region (583 permits), while the highest average value of construction took place in Jacksonville (average value: $96,734).

Regional Variations

The level of permit issuance has not been uniform across Florida. The Sunshine State’s diverse geography has led to varying impacts in each of the regions reviewed:

Southeast Florida: The southeast experienced just over a 10 percent month-over-month increase in permits, resulting in 406 new swimming pool construction permits on record for the month. High demand in this region is driven by a growing population and a robust real estate market. According to the Miami Association of Realtors (Residential Construction Market Report), the residential construction market remains active, contributing to the higher permit numbers.
Central Florida: Areas like Orlando also experienced growth, having approximately 350 new permits on record for July, reflecting a 20 percent month-over-month increase. The Central Florida region continues to see new developments and a rising interest in home amenities.
North Florida: The Jacksonville area exhibited a 10 percent month-over-month increase in new pool construction, resulting in nearly 200 new permits on record. The lower amount of pool construction overall in this region can be linked to a cooler housing market and somewhat less aggressive new home construction.
Southwest Florida: As previously noted, the southwest carried the highest volume of new pool construction activity in comparison to other Florida regions reviewed, having 583 new permits with a total construction value in excess of $46 million on record last month.
Tampa: Last month, the Tampa area had nearly 245 new swimming pool construction permits on record, reflecting approximately a 37 percent month-over-month decrease in new pool construction.

Regulatory and Environmental Factors

The regulatory landscape has played an important role in shaping the permit issuance trends. Recent updates to Florida’s building codes, particularly those related to water conservation and hurricane preparedness, have influenced the process. The Florida Building Code has introduced new requirements for energy-efficient pool equipment and sustainable water management practices.

Local governments have also imposed additional regulations to address environmental concerns. For instance, the Florida Department of Environmental Protection (FDEP) has reinforced guidelines to manage stormwater runoff and preserve local ecosystems. Compliance with these regulations can impact and sometimes delay permit approvals, although they are essential for maintaining environmental balance.

Economic Influences

The construction industry, including swimming pool projects, is influenced by broader economic conditions. In July 2024, the National Association of Home Builders (NAHB) reported that while inflationary pressures and fluctuating interest rates have impacted construction costs, the demand for home improvements and luxury amenities, including pools, remains strong.

The Economic Development Council of Florida has noted that high consumer confidence in the housing market and a steady influx of new residents have bolstered demand for new pool installations.

Florida’s Top Home Builders – July 2024

Earlier this week, we reviewed the latest residential construction permit reports for Florida and learned that there were approximately 6,350 new residential construction permits with a total construction value of nearly $2 billion added to the HBW database for the Sunshine State last month. When looking into the reports further, we are able to identify the leading home builders driving new construction in each of the five major regions of Florida (Southwest, Tampa, Orlando, Southeast, Jacksonville), as well as across the state.

Statewide, there continue to be two major players in the residential construction market – Both Lennar Homes and D.R. Horton are responsible for nearly 22 percent of all new residential construction activity on record last month, having 828 and 549 new permits respectively.

Here is an overview of the top home builders in each of the five major regions of Florida during the month of July:

Southwest

Last month, there were approximately 325 contractors with new residential construction permits on record in the southwestern region of Florida, and the following ranked as the top five for total new permits added to the HBW database during the one-month period:

Based on the latest HBW reports, there were approximately 6,350 new residential construction permits with a total construction value of nearly $2 billion added to the HBW database for Florida last month. Out of the five regions included in the reports (Southwest, Tampa, Southeast, Orlando, Jacksonville), the greatest concentration of new permitting activity could be found in the southwestern region of the state (1,887 permits), while the highest average value of new permits could be found in the Orlando area (average value: $377,437).

Here is a closer look at the total permits, average value of projects and leading counties for new home construction in Florida during the month of July:

Southwest

As previously noted, the southwestern region of Florida carried the highest volume of new residential construction permits last month, having 1,887 new permits with a total construction value of approximately $549 million. The average value of new construction projects landed on the lower end of the spectrum (average value: $290,890) in comparison to other Florida regions reviewed, and just about 65 percent of all new permits originated from the two counties of Lee (747 permits) and Sarasota (472 permits).

Tampa

Last month, Tampa ranked #2 for new home construction, having 1,367 new permits with a total construction value of nearly $414 million on record with HBW. The average value of new residential construction was $302,609, and approximately 70 percent of all new permitting activity originated from the two counties of Polk and Hillsborough where there were 620 and 311 new permits respectively for the one-month period.

Orlando

In Orlando, there were more than 1,340 new residential construction permits with a total value in excess of $506 million on record with HBW for the month of July. The average value of new home construction was highest in the Orlando area (average value: $377,437) in comparison to other Florida regions reviewed, and close to half of all new permits originated from the two counties of Brevard (358 permits) and Lake (269 permits).

Jacksonville

Last month, there were more than 1,110 new residential construction permits with a total value of $277.4 million added to the HBW database for the Jacksonville area. In comparison to other Florida regions reviewed, the average value of new home construction was lowest in Jacksonville (average value: $249,498), and nearly 80 percent of all new permits originated from the two counties of Duval (489 permits) and St. Johns (382 permits).

Southeast

In the southeastern region of Florida, there were just over 640 new residential construction permits with a total value in excess of $233 million on record last month. The average value of new home construction landed on the higher end of the spectrum in the southeast (average value: $363,773) in comparison to other Florida regions reviewed, and the majority of all new permits originated from the two counties of St. Lucie (268 permits) and Palm Beach (159 permits).

Texas Top Home Builders – July 2024

According to HBW’s latest construction data reports for Texas, there were more than 6,065 new residential construction permits with a total value of approximately $1.9 billion added to the HBW database for the Lone Star State last month. And while our previous post went into more detail on permit data, today we are using the reports to identify the leading home builders in each of the four major metro areas of Texas (Dallas, Houston, Austin, San Antonio). For our purposes, “top home builders” are defined based on two factors: The total number of new residential construction permits pulled for a given period (July 2024); and the total construction value of permits on record for each home builder.

Across the state, Lennar Homes led the market, having approximately 670 new residential construction permits on record with HBW last month. Next in line, Taylor Morrison Homes ranked second, having 400 new permits on record last month.

The average value of new home construction in Houston landed on the lower end of the spectrum (average value: $287,816) in comparison to other Texas areas reviewed, and nearly half of all new permits originated from Harris County where there were 1,435 new permits on record with HBW for the one-month period.

Dallas

Dallas ranked #2 for new home construction last month, having more than 1,760 new permits with a total construction value of nearly $653 million. The average value of new residential construction projects was highest in Dallas (average value: $370,564) in comparison to other Texas regions reviewed, and the bulk of new permitting activity took place in the two counties of Collin (633 permits) and Denton (348 permits).

San Antonio

Last month, there were approximately 680 new residential construction permits with a total value of $162 million in the San Antonio area. The average value of new home construction was lowest in San Antonio (average value: $238,928) in comparison to other areas reviewed, and the majority of all new residential construction took place in Bexar County (440 permits).

Austin

In Austin, there were nearly 530 new residential construction permits with a total value of approximately $160 million added to the HBW database last month. The average value of new home construction was $302,454, and the bulk of new home construction activity took place in the counties of Travis (247 permits) and Williamson (174 permits).
