Metro Atlanta Residential Construction Quarterly Review

A review of new residential construction permit data on record with HBW through Q2-2020

Based on HBW’s latest Building Activity Trend Report for New Residential Construction, the Metro Atlanta area appears to be experiencing a slow year when it come to new home construction.  Since 2019, there have been signs of a downward trend in residential construction in Atlanta, with a year-over-year decrease averaging about 3.5 percent.  With six months still remaining this year, this slope may change, but through Q2-2020 the Atlanta area has experienced a 4 percent year-over-year decrease in new residential construction, resulting in 10,475 new permits on record with HBW.

Out of the 24 counties that make up the Metro Atlanta area, Gwinnett County and Cherokee County carried higher concentrations of new home construction activity as they had 1,626 and 1,040 new residential construction permits on record through Q2-2020 respectively.  Other leading counties for new home construction (based on total housing starts) include Forsyth County (978 permits) and Cobb County (958 permits).

Despite the overall dip in new residential construction across the entire Metro Atlanta area, approximately 37 percent of counties are exhibiting year-over-year increases in new home construction ranging from 1 percent to 58 percent.  For example, both Gwinnett County and Cobb County had demonstrated year-over-year decreases in housing starts in 2019, and since the start of this year, things seem to be picking up; both counties have started strong with year-over-year increases in new home construction ranging from 7 percent to 17 percent.  Additionally, less populated areas including Hall County (597 permits) and Bartow County (304 permits) are already ahead of last year’s figures with year-over-year increases in new residential construction permits of 32 percent and 21 percent respectively.

When reviewing construction reports to identify the areas where higher value residential construction (construction values >$500k) is taking place, the counties of Fulton, Dekalb and Coweta continue to hold the bulk of higher value permits.  In fact, nearly 55 percent of all new higher value residential construction permits have originated from Fulton, Dekalb and Coweta, with Fulton County leading and having 100 housing starts with values in excess of $500k on record with HBW since the start of this year (thru Q2-2020).

Information utilized for the above listed figures for Metro Atlanta residential construction was directly derived from HBW construction data reports. Metro Atlanta Swimming Pool Construction Quarterly Review: Q2-2020

A review of permit data based on the latest HBW building activity trend report for new swimming pool construction in the Metro Atlanta area

We are already half way through the year, and Atlanta continues to demonstrate a strong market for swimming pool construction.  Since the start of 2020, there has been a 17 percent year-over-year increase in new swimming pool construction in the Metro Atlanta area, resulting in more than 1,300 new permits on record with HBW for the period running from January through June 2020. That being stated, it is evident that not all counties are equal, as there have been highs and lows in volume of pool starts, as well as growth rates.

Out of the 24 counties that make up the Metro Atlanta area, just over half exhibited construction activity ahead of the same time last year.  When reviewing the latest HBW report to identify where the bulk of new swimming pool construction is taking place, there are three counties that top the chart for holding the highest volume of new permits: Cherokee County (182 permits), Cobb County (180 permits) and Fulton County (175 permits).  While Cherokee County and Cobb County have experienced year-over-year increases in new pool construction of 94 percent and 13 percent respectively, Fulton County is slightly behind last year’s figures by 6 percent.

In addition to the counties that are exhibiting greater concentrations of new pool construction activity, there are other areas that are worth reviewing based on the higher growth rates in pool starts since the beginning of this year.  For example, while Gwinnett County didn’t land on the top three list for total permits, it is an area that appears to coming out of the annual decline in pool construction that was apparent in 2019.  Since the start of this year, Gwinnett County has demonstrated improvement in the market, having a 47 percent year-over-year increase in new swimming pool construction that has resulted in approximately 145 new permits through Q2-2020. Other Metro Atlanta area counties that have experienced year-over-year increases in new swimming pool construction since the start of this year include Fayette County (+14%), Henry County (+29%), and Walton County (+70%).

Information utilized for the above listed figures for Metro Atlanta swimming pool construction was directly derived from HBW construction data reports. Contractor Communication During the Coronavirus Crisis

As most of us are already aware, communication is a vital component to nurturing relationships with prospects and clients, but now more than ever it has become essential for the survival of a business.  The coronavirus pandemic has impacted individuals, families, and businesses on multiple levels, and it has changed the mindset and priorities for many buyers.  Safety measures and how you operate your business hold more weight for a decision-maker now than in the past, as health and safety have become a primary focus area for nearly everyone, across all markets.

For this reason, many businesses are in a position where they are being forced to shift their service models and methods for communication and delivery.  And while these shifts are necessary and in some ways expected by clients, if you do not effectively communicate the efforts you are making to ensure safety standards are met, clients may be less likely to move forward with a new project or continue with an outstanding order.

In order for your business to remain resilient and strong during these uncertain times, here are a few areas to consider when it comes to internal and external communication:

  • Employees– Your clients are not the only people concerned about safety measures, as well as the financial security of your business.  Many employees are concerned about job security and their health and safety on the job.  In order to provide peace of mind and stability for your team, keep communication consistent and transparent regarding the state of your business, financial forecasts, and any potential changes ahead.  Additionally, all new safety guidelines and practices should be constantly trained and reinforced, with accountability measures and disciplinary actions in place.  Keep in mind that with information and safety practices being new, it may take a few reminders to ensure that employees are following all rules and regulations; that being stated, consequences for not following the rules should be clearly stated in communications including but not limited to email, verbal instruction, toolbox talks, as well as a signed agreement of understanding of the new policies to be followed.
  • Inventory and Suppliers – There is no denying the fact that inventory and supply chains have been paused and interrupted by the pandemic. While you may have not experienced shortfalls in inventory and supplies yet, it is time to think ahead and prepare.  Based on your current and anticipated demand, take the time to run through inventory to ensure that you have adequate supplies for a sustained period.  Additional measures that you can take include communicating with all current and potential distributors to discuss outstanding needs and to diversify your distributor sources in case a supplier cannot meet an order request.
  • Insurance Coverage – While you may not want to think about it, right now is the time to review your insurance policy if you have not already done so. For example, do you have business interruption insurance?  What does your policy cover and how do you process claims?  Setting up a time to meet with your insurance agent for a phone or zoom meeting is necessary for you to review your policy and understand precisely what is covered in the event of an extended incident.
  • Customers– Communication with customers is critical right now to address any concerns regarding your operations and safety measures in place.  Through personal contact by phone and email, as well as public announcements on social media and your website, you should inform your customers about the status of your operations, the protective measures you’ve implemented, and how you will keep them safe when you and your crews are on their property.

In uncertain and challenging times, it can be difficult to communicate information that is uncomfortable to discuss or that we would prefer to overlook, but the truth is that customers and employees need to feel safe and secure.  By communicating about the difficulties that we are all facing and sharing the steps and measures that you have in place to overcome them, you are building trust both inside and outside of your business.
