Texas Top Home Builders – April 2023

A list of the leading home builders in Texas based on new permits acquired during the month of April

Earlier this week, we utilized HBW’s latest construction data reports to review permit data for new home construction in the Lone Star State; in the report, we noted that there were approximately 7,200 new residential construction permits with a total value of nearly $2.1B added to the HBW database for Texas last month. 

Today, we are taking a deeper dive into the same construction data reports to identify the home builders driving new residential construction in the four major metro areas of Texas (Houston, Dallas, Austin, San Antonio).

From a statewide perspective, there were two mega builders that have continued to dominate the residential construction market – Both D.R. Horton and Lennar Homes carried nearly 25 percent of all new residential construction activity in Texas last month, having approximately 1,060 and 670 new permits on record with HBW respectively.

Here is a look at the top five builders in each of the Texas regions reviewed based on total new residential construction permits added to the HBW for the one-month period:

Texas Residential Construction Review – April 2023

A summary of permit data for new home construction in Texas during the month of April

Based on HBW’s latest construction data reports, there were approximately 7,200 new residential construction permits with a total value of nearly $2.1B added to the HBW database for Texas last month.  Out of the four metro areas reviewed (Dallas, Houston, Austin, San Antonio), the greatest concentration of new permits could be found in Houston (3,861 permits), while the highest average value of new construction could be found in Austin (average value: $380,257).

Here is a closer look at the total permits, construction values and leading counties for new home construction in Texas during the month of April 2023:

Houston

Last month, Houston ranked #1 for residential construction having 3,861 new permits with a total value of nearly $992M on record with HBW.  The average value of new residential construction was $256,897, and nearly half of all new permits originated from Harris County (1,803 permits).

Dallas

Dallas ranked #2 for new residential construction last month, having 2,211 new permits with a total construction value in excess of $743M on record for the one-month period. The average value of construction was $336,234, and more than half of all new permits originated from the counties of Collin (593 permits) and Tarrant (692 permits).

Austin

In Austin, there were approximately 590 new residential construction permits with a total value of $224M on record last month.  The average value of new home construction was highest in Austin (average value: $380,257) in comparison to other Texas areas reviewed, and nearly half of all new construction took place in Travis County (277 permits).

San Antonio

Last month, there were approximately 540 new residential construction permits with a total value of nearly $117.5M in San Antonio.  The average value of new home construction lowest in San Antonio (average value: $218,308) in comparison to other Texas areas reviewed, and the bulk of construction took place in Bexar County where there were 412 new permits on record for the one-month period.

HBW Report: Florida Residential Construction Q1-2023

An overview of permit data for new home construction in Florida from January through March 2023

Since the start of this year (through March), new residential construction has been off to a slow start in the Sunshine State. In fact, across six regions reviewed (Southeast, Northeast, Southwest, Central, West, Northwest) there has been an overall 41 percent year-over-year decline in new residential construction, resulting in just over 20,550 new permits in the HBW database. Throughout Florida, regions have exhibited year-over-year decreases in new home construction ranging from -17% (Northwest) to -48% (Northeast), with every area lagging behind last year.  Out of the six regions reviewed, the highest concentration of new home construction could be found in West Florida where there were more than 4,605 new permits for the three-month period, while the lowest level of new construction activity could be found in the Southeast (1,820 permits).

Here is closer look at construction data by region through Q1-2023:

West Florida

As previously mentioned, West Florida ranked #1 for total new residential construction permits.  Last month, there were more than 4,605 new permits added to the HBW database, reflecting a 44 percent year-over-year decrease in new home construction. More than half of all new permits originated from the two counties of Pasco (1,335 permits) and Hillsborough (1,029 permits).

Southwest Florida

Southwest Florida ranked #2 for total permits – During Q1-2023, there was a 44 percent year-over-year decrease in new residential construction, resulting in more than 4,585 new permits added to the HBW database.  Out of the five counties that make up the area, the majority of permits originated from Lee County (1,562 permits) and Manatee County (845 permits).

Northeast Florida

New construction in the northeastern region of Florida was down by 48 percent in comparison to the same time last year, resulting in more than 3,550 new permits.  More than half of all new construction took place in the counties of Duval (900 permits) and St. Johns (890 permits).

Central Florida

In the first quarter of this year, Central Florida has demonstrated a 38 percent year-over-year decrease in residential construction activity, resulting in nearly 3,400 new permits on record with HBW.  More than 56 percent of all new construction took place in Orange County (979 permits) and Brevard County (934 permits).

Northwest Florida

In the northwestern region of Florida, new home construction was down by 17 percent in comparison to the same period last year, resulting in 2,590 new permits on file with HBW.  The counties carrying higher levels of new residential construction include Bay (494 permits), Escambia (383 permits), and Santa Rosa (342 permits).

Southeast Florida

Through Q3, there have been 1,820 new residential construction permits added to the HBW for the southeastern region of Florida; this figure reflects a 38 percent year-over-year decrease in new home construction activity. The counties carrying more than half of all new residential construction activity for the three-month period include St. Lucie County (734 permits) and Palm Beach County (444 permits).

Florida Swimming Pool Construction Dropped in Q1

A summary of permit data for new swimming pool construction in Florida from January through March 2023

Based on HBW‘s latest Swimming Pool Construction Activity Trend Reports, it appears that new swimming pool construction has taken a nosedive in the first quarter of 2023 in comparison to the same period last year. Since the start of this year (through March), there has been more than a 37 percent year-over-year dip in new swimming pool construction throughout the Sunshine State, resulting in nearly 6,700 new permits added the HBW database. Across the board, all six regions reviewed (Central, West, Southeast, Southwest, Northeast, Northwest) exhibited significant decreases in new pool construction activity, with the greatest concentration of new permits originating from the southwestern region of the state (1,786 permits).

By region, here is a breakdown of the total permits, YTD % change, and leading counties for new swimming pool construction in Florida during the first quarter of this year:

Southwest

HBW Report: Florida Swimming Pool Construction – March 2023

An overview of permit data for new swimming pool construction in Florida during the month of March

Last month there were approximately 1,300 new swimming pool permits with a total construction value of nearly $96M added to the HBW database for Florida.  Out of the five major regions reviewed (Southwest, Southeast, Tampa, Orlando, Jacksonville), Southwest Florida held the highest concentration of new pool construction (403 permits), while Jacksonville held the highest average value of new construction (average value: $102,380).

Here is a closer look at new swimming pool construction stats by area for the month of March 2023:

Southwest Florida

Last month, there were more than 400 new swimming pool permits with a total value of approximately $27.5M in the southwestern region of Florida.  The average value of new construction was lowest in the area (average value: $68,111) in comparison to other regions reviewed, and more than half of all new permits originated from the counties of Charlotte (102 permits) and Lee (124 permits).

Tampa

In Tampa, there were 285 new swimming pool construction permits with a total value of nearly $21M on record with HBW last month.  The counties with the highest levels of new construction activity were Hillsborough (84 permits) and Pinellas (63 permits), and the average value of construction was $73,439.

Southeast Florida

The southeastern region of Florida ranked #3 for new swimming pool construction, having just over 265 new permits with a total value in excess of $19M on record last month.  The average value of new construction $71,592, and the county with the highest concentration of new permits was Palm Beach (87 permits).

Orlando

In Orlando, there were more than 220 new swimming pool permits with a total construction value of nearly $16M last month.  The average value of new construction was $71,271, and more than half of all construction took place in the two counties of Orange (65 permits) and Brevard (55 permits).

Last month, there were nearly 125 new swimming pool construction permits with a total value of $12.6M on record for the Jacksonville area.  The average value of new construction was highest in Jacksonville (average value: $102,380) in comparison to other areas reviewed, and more than half of all new permits originated from the counties of St. Johns (48 permits) and Duval (37 permits).

Florida Residential Construction Review – March 2023

An overview permit data for new home construction in Florida during the month of March

Last month, there were approximately 4,250 new residential construction permits with a total value of $1.4 billion in the Sunshine State.

Out of the five regions reviewed (Tampa, Southwest, Orlando, Southeast, Jacksonville), the greatest volume of new home construction could be found in the Southwest (1,044 permits), while the highest average value of construction took place in the Southeast (average value: $427,482).

When it comes to home builders, two mega-builders continued to dominate the market, landing on the top three list in all regions reviewed; those builders were D.R. Horton and Lennar Homes which had 639 and 492 new permits on record for the one-month period respectively.

Here is an overview of permit data by region for new home construction in Florida during the month of March 2023:

Southwest

In the southwestern region of Florida there were approximately 1,045 new permits with a total construction value in excess of $326M last month. The average value of new home construction was $312,459, and the county with the highest concentration of housing starts was Lee County (401 permits).

Tampa

Tampa carried 1,030 new permits with a total construction value of nearly $298M last month.  The average value of new home construction was $289,052, and the majority of new construction activity took place in the counties of Hillsborough (336 permits) and Polk (263 permits).

Last month, there were more than 1,020 new residential construction permits with a total value in excess of $353M in the Orlando area. The average value of new home construction was $346,026 for the one-month period, and more than half of all new construction activity took place in Orange County (309 permits) and Brevard County (305 permits).

Last month, there were 619 new residential construction permits with a total value of approximately $175M on record with HBW for the Jacksonville area.  The average value of new home construction was lowest in Jacksonville (average value: $282,381) in comparison to other Florida regions reviewed, and more than half of all new residential construction permits originated from the counties of St. Johns (197 permits) and Clay (135 permits).

Texas Home Construction Quarterly Review Q1-2023

A brief summary of permit data for new residential construction in Texas from January through March 2023

Earlier this week, we reviewed the latest HBW construction data reports and reported that new swimming pool construction is off to a slow start in Texas so far this year, and it appears that the residential construction market is following the same downward pattern. Since the start of this year (thru Q1-2023) there have been approximately 11,300 new residential construction permits added to the HBW database from the combined areas of Dallas, Houston, Austin, and San Antonio; this figure reflects a major 55 percent decrease in new home construction in comparison to the same period last year.

Out of the four regions reviewed, each metro area has demonstrated significant year-over-year decreases in new residential construction ranging from -52 percent (Houston) to -66 percent (San Antonio). While each region is exhibiting a slowing in the market, the greatest concentration of new permits could be found in Houston (5,038 permits) and Dallas (3,856 permits) as nearly 80 percent of all new permits originated from those areas.  The remaining permits were derived from Austin (1,454 permits) and San Antonio (950 permits).

When reviewing the latest reports to identify the counties with the highest levels of new home construction activity, the following ranked as the top five:

#1 – Harris County (Houston): 2,773 permits

#2 – Montgomery County (Houston): 1,186 permits

#3 – Tarrant County (Dallas): 963 permits

#4 – Dallas County (Dallas): 891 permits

#5 – Collin County (Dallas): 862 permits

When it comes to higher value construction (homes with construction values in excess of $500k), there were nearly 1,350 new higher value permits on record for Texas during the three-month period, with 69 percent of those permits originating from Dallas (562 permits >$500k) and Houston (367 permits > $500k).

Swimming Pool Construction Losing Momentum in Texas

A quarterly review (Q1-2023) of new swimming pool construction activity in Texas

Since the start of this year, there have been just over 1,850 new swimming pool construction permits added to the HBW database for Texas; this figure reflects a substantial year-over-year decline of 44 percent in pool construction. This decrease stands in sharp contrast to the annual growth we have seen in the Lone Star State over the last several years.  In fact, since 2019 the market has shown improvement, with year-over-year increases ranging from a low of 1 percent (2022) to a high of 29 percent (2020). And while 2022 demonstrated slower growth than previous years, the major decline in the first quarter of this year is a notable shift from an established upward moving pattern.

In the latest Swimming Pool Construction Activity Trend Report (Q1-2023) produced by HBW, all four major metro areas in Texas (Dallas, Houston, Austin, San Antonio) are on a low when it comes to new pool permits this year. Year-over-year drops in new swimming pool construction range from -40 percent (Austin) to -51 percent (Houston). Out of the four regions reviewed, the greatest concentration of new construction could be found in Dallas (906 permits), while the lowest level of construction took place in the San Antonio area (172 permits).

From a county perspective, there are five counties that carried 63 percent of all new swimming pool construction across the state; those counties are as follows:

#1 – Harris County (Houston) – 294 permits

#2 – Dallas County (Dallas) – 245 permits

#3 – Travis County (Austin) – 224 permits

#4 – Tarrant County (Dallas) – 206 permits

#5 – Collin County (Dallas) – 197 permits

While it is still early in the year, leaving ample time for the market to play a bit of catch up, the latest reports certainly demonstrate a slowing in new swimming pool construction that is worthy of monitoring and reviewing in future HBW reports.

Texas Swimming Pool Construction Review – March 2023

An overview of permit data for new swimming pool construction in Texas during the month of March

Last month, there were 465 new swimming pool construction permits with a total value in excess of $26.2M added to the HBW database for Texas.  The permits on record were pulled from within the four major areas of Texas (Dallas, Houston, Austin and San Antonio). 

Out of the four areas reviewed, the greatest concentration of new pool construction activity took place in Dallas where there were 220 permits for the one-month period, and the highest average value of new pool construction could be found in Houston (average value: $74,981).

Here is a closer look at the total new permits, construction values, leading counties and contractors for new swimming pool construction in each of the four metro areas of Texas last month:

Dallas

As previously noted, Dallas carried the highest level of new swimming pool construction in comparison to other Texas metro areas last month, having 220 new permits with a total construction value of approximately $11.4M.  The average value of construction was $51,616, and the majority of all new permits originated from the two counties of Dallas and Denton where there were 71 permits and 56 permits respectively.

A summary of permit data for new home construction in Texas during the month of March

Last month, Texas experienced approximately a 5 percent month-over-month decrease in new home construction, resulting in 3,535 new permits with a total value of nearly $1.1B added to the HBW database.  Out of the four Metro areas reviewed (Dallas, Houston, Austin, San Antonio), Houston (1,705 permits) carried the highest level of new construction activity, while the highest average value of new construction projects could be found in Austin (average value: $399,193).

Total Permits

Out of the thousands of new residential construction permits added to the HBW database last month, Houston (1,705 permits) carried the greatest concentration of new home construction activity, while the lowest level of new construction took place in the San Antonio area (213 permits). The breakdown is as follows:

Average Value

Last month, the average value of construction ranged from a high of $399,193 (Austin) to a low of $213,395 (San Antonio). The average value of construction from each Texas Metro area is as follows:

Austin: $399,193

Dallas: $333,052

Houston: $272,219

San Antonio: $213,395

Leading Counties

Statewide, there were three counties where approximately 45 percent of all new residential construction took place; those counties are as follows:

  1. Harris County (Houston): 963 permits
  2. Tarrant County (Dallas): 302 permits
  3. Dallas County (Dallas): 298 permits

Top Home Builders

While the leading home builders vary widely and are specific to each region for the most part, from a statewide perspective there were five home builders that carried 32 percent of all new permitting activity last month; those companies are as follows:

  1. D.R. Horton – 386 permits
  2. Lennar Homes – 244 permits
  3. Perry Homes – 220 permits
  4. Meritage Homes – 176 permits
  5. Pulte Homes – 106 permits
