Florida Residential Construction Review – November 2023

During the month of November, there were more than 4,675 new residential construction permits with a total value of approximately $1.4 billion added to the HBW database for the Sunshine State.  Based on the latest HBW construction data reports for the five major regions of Florida (Tampa, Southwest, Orlando, Jacksonville, Southeast), the greatest volume of housing starts could be found in in the southwestern region of the state (1,268 permits), while the highest average value of new home construction could be found in the southeastern region (average value: $354,487).

Here is a closer look at the total number of permits, average value of construction and leading counties for new home construction in Florida last month:

Southwest

Last month, there were 1,268 new residential construction permits with a total value in excess of $353 million in the southwestern region of Florida.  The average value of new home construction was $278,681, and more than half of all new permits originated from Lee County (665 permits).

Tampa

In Tampa, there were approximately 1,255 new residential construction permits with a total value of nearly $359 million last month.  The average value of new home construction in the Tampa area was $286,280, and more than half of all new permits originated from the two counties of Hillsborough (365 permits) and Pasco (301 permits).

Orlando

In Central Florida (Orlando), there were approximately 885 new residential construction permits with a total value in excess of $301 million last month.  The average value of new home construction landed on the higher end of the spectrum in the Orlando area (average value: $341,180) in comparison to other Florida regions reviewed, and nearly half of all new construction activity took place in the counties of Orange (214 permits) and Lake (209 permits).

Jacksonville

In the Jacksonville area, there were 700 residential construction permits with a total value of approximately $180.4 million on record with HBW for the month of November.  The average value of new home construction was lowest in Jacksonville (average value: $257,690) in comparison to other Florida regions reviewed, and the majority of all new permits originated from the counties of Duval (267 permits) and St. Johns (200 permits).

Southeast

Last month, there were more than 570 residential construction permits with a total value of $202.4 million in the southeastern region of Florida.  As previously noted, the average value of new home construction was highest in the southeast (average value: $354,487) in comparison to other regions reviewed, and the greatest concentration of new home construction activity took place in the counties of St. Lucie (242 permits) and Indian River (133 permits).
