Annual Review: Florida Swimming Pool Construction 2020

A review of permit data on record with HBW for new swimming pool construction in Florida throughout 2020

As noted in the graph above, new swimming pool construction has been on a steady climb in Florida since 2011, and in 2020, there was a surge in the market – From January through December of last year, there have been approximately 32,715 new swimming pool permits added to the HBW database, reflecting a notable 27 percent year-over-year increase in new swimming pool construction activity in the Sunshine State.

In the six regions reviewed (Southwest, Southeast, Northwest, Northeast, Central, West) there were marked increases in new pool construction ranging from 21 percent to 32 percent, with the highest concentration of new pool construction activity taking place in the southwestern region (8,815 permits) where there was a 25 percent year-over-year increase in new pool permits.

Here is a closer look at the total number of new permits on record in each Florida region reviewed, as well as leading counties and annual growth rates:

Southwest

As previously mentioned, the southwestern region of Florida experienced a 25 percent year-over-year increase in new pool construction last year, resulting in 8,815 new permits added to the HBW database.  Out of the five counties that make up the southwest, Lee County (2,925 permits) held the greatest volume of pool starts as there was a 37 percent annual uptick in new pool construction.

Southeast

The southeastern region of Florida exhibited the greatest annual increase in new pool construction last year, having a 32 percent year-over-year increase in new pool construction activity that resulted in nearly 6,200 new permits on record with HBW.  Out of the seven counties that make up the southeast, Palm Beach (~2,300 permits) was identified as having the highest concentration of new pool permits due to a 39 percent year-over-year increase in new pool construction.

West

Not far behind the southeast, the western region of Florida ranked #3 for new pool construction last year, having approximately 6,150 new permits which resulted from a 25 percent year-over-year increase in new pool construction activity.  Out of the seven counties that make up the area, more than half of all new permits originated from Hillsborough County (1,810 permits) and Pasco County (1,467 permits) where there were year-over-year increases in new pool construction of 17% and 46% respectively.

Central

Last year, Central Florida demonstrated a 28 percent year-over-year increase in new swimming pool construction, resulting in 5,080 new permits on record with HBW.  Out of the six counties reviewed, more than half of all new permits originated from the counties of Orange (1,847 permits) and Brevard (1,028) where there were year-over-year spikes in new construction of 27% and 16% respectively.

Northeast

In the northeastern region of Florida, there were approximately 3,380 new pool permits added to the HBW last year due to a 31 percent increase in new swimming pool construction activity.  Out of the eight counties that make up the northeast, more than half of all new construction took place in the counties of St. Johns (1,296 permits) and Duval (802 permits) where there were annual increases in pool construction of 49% and 22% respectively.

Northwest

Last year, there were approximately 3,100 pool starts in the northwest as a result of a 21 percent year-over-year increase in new swimming pool construction.  Out of the eighteen counties reviewed, the greatest concentration of new permits could be found in Santa Rosa County, where there was an 18 percent year-over-year increase in new pool construction that resulted in approximately 610 new permits added to the HBW database.

A review of new residential construction permit data on record with HBW for Florida from January through December 2020

The annual Building Activity Trend Reports for new residential construction in Florida have been released by HBW, and based on the totals published through the 4th quarter of 2020, there was a 17 percent year-over-year increase in new home construction, resulting in approximately 97,570 new permits on record with HBW.  The report was based on new residential construction permits from six major regions of Florida (Central, West, Southeast, Southwest, Northeast, Northwest), all of which exhibited year-over-year increases in new home construction ranging from 7 percent to 27 percent. 

Out of the six regions reviewed, the greatest concentration of housing starts could be found in West Florida, where there were 22,200 new residential construction permits on record, reflecting a 10 percent year-over-year increase in housing starts.

A review of permit data on record with HBW for new swimming pool construction in Texas during 2020

Earlier this week, we reviewed HBW Activity Trend Reports for new residential construction in Texas during 2020, and we identified flourishing markets across the state.  Today, we are taking a look at similar permit data and reports, but this time we are specifically covering construction figures for new swimming pool construction last year.

With a 29 percent year-over-year increase in new swimming pool construction permits in 2020, there appears to be a healthy and climbing demand for swimming pools in all four metro areas of Texas (Dallas, Houston, Austin, San Antonio).  From January through December, there were 11,412 pool starts, and each metro area experienced major annual spikes in new construction ranging from 23 percent to 33 percent.

Here is a closer look at the total permits and leading counties for new swimming pool construction in each of the four major metropolitan areas of Texas last year:

Dallas

Out of the four Texas regions reviewed, Dallas carried the highest volume of new pool permits last year, having 5,462 starts on record for the one-year period, reflective of a 29 percent year-over-year increase in permits.  Out of the six counties that make up the Dallas area, more than half of all new construction took place in Collin County (1,608 permits) and Tarrant County (1,412) where there were year-over-year increases in pool permits of 60 percent and 37 percent respectively.

Houston

In Houston, there were 3,713 pool starts last year, reflecting a 33 percent year-over-year increase in new swimming pool construction.  Out of the five counties that make up the Houston area, the bulk of new permits originated from the County of Harris where there were 2,159 permits for the year, reflecting a 26 percent year-over-year increase in new swimming pool construction.

Austin

Last year, there was a 24 percent year-over-year increase in new swimming pool construction in the Austin area, resulting in approximately 1,360 new permits on record with HBW.  Out of the four counties that make up the Austin area, Travis County held the greatest concentration of new pool construction activity, having nearly 930 permits on record with HBW for the 12-month period.

San Antonio

In San Antonio, there were nearly 880 new swimming pool construction permits added to the HBW database last year, reflecting a 23 percent year-over-year increase in new pool construction activity.  Out of the three counties that make up the San Antonio area, Bexar County held the greatest concentration of new construction activity, having approximately 610 new pool permits on record last year.

Annual Report: Texas Residential Construction 2020

A review of new residential construction data in Texas based on permits added to the HBW database during 2020

There is no doubt that the year 2020 posed unprecedented challenges across all sectors, industries, and communities worldwide.  It was a year of many losses and transitions, and the construction industry faced challenges as contractors were forced to adapt operations and projects to what began as the “new normal” and is now considered simply “normal”.  

Despite the major and impactful struggles faced in the last year, new construction thrived in various areas, as demand continued and the market marched on.  When looking at new residential construction in Texas and the corresponding “Building Activity Trend Reports” from HBW, it is apparent that the four major Metro areas of Texas (Dallas, Houston, Austin, San Antonio) fared well despite the challenges of 2020.  From January through December 2020, there were approximately 85,550 housing starts added to the HBW database for Texas, reflecting a 14 percent year-over-year increase in new residential construction activity.  Out of the four major metropolitan areas reviewed, both Houston and Dallas carried the highest volume of housing starts, as more than 75 percent of all new residential construction permits in Texas originated from those areas. 

Here is a closer look at the total permits, annual percentage of growth and leading counties for new residential construction across Texas last year:

Houston

Last year, Houston carried the greatest volume of housing starts (36,927 permits) in comparison to other Texas metro areas reviewed, having experienced a 16 percent year-over-year increase in new residential construction activity. Out of the five counties that make up the Houston area, just about half of all new home construction took place in Harris County, where there was a 12 percent year-over-year increase in housing starts that resulted in approximately 18,640 new permits on record with HBW.

Dallas

In Dallas, there were 28,285 new residential construction permits on record for 2020, reflecting an 18 percent year-over-year increase in housing starts.  Out of the six counties that make up the Dallas area, the greatest concentration of new permits originated from the counties of Tarrant (8,821 permits) and Collin (7,331 permits) where there were year-over-year increases in new home construction of 20 percent and 28 percent respectively.

Austin

Last year, there were 12,745 housing starts in the Austin area, reflecting a 7 percent year-over-year increase in new home construction activity.  Out of the four counties included in the Austin-area report, Travis County carried more than half of all new residential construction activity, having 7,175 new residential permits on record with HBW for the one-year period.

San Antonio

Last year, there were approximately 7,590 housing starts in the San Antonio area, reflecting a 7 percent year-over-year increase in new residential construction permits.  Out of the three counties that make up the San Antonio area, the bulk of new construction activity took place in Bexar County where there were more than 5,000 housing starts, reflecting a 7 percent year-over-year increase in new residential construction.

Florida Swimming Pool Construction Monthly Review – December 2020

A review of permit data on record with HBW for new swimming pool construction in the Sunshine State during the month of December 2020

Last month, Florida exhibited a 17 percent month-over-month decrease in new swimming pool construction, resulting in more than 2,393 permits with a total value of $116.2 million added to the HBW database.  Out of the five major regions reviewed (Southwest, Tampa, Orlando, Southeast, Jacksonville), the greatest concentration of new swimming pool construction could be found in the southwestern region where there 684 new permits for the one-month period.  When looking for the highest average value of new swimming pool construction, Jacksonville was a standout having an average value of new swimming pool permits in excess of nearly $61,300.

Southwest

As previously mentioned, the greatest concentration of new swimming pool construction permits originated from the southwestern region of Florida, where there were 684 pool starts with a total construction value in excess of $29.5 million.  The average value of new pool construction was lowest in the southwest (average value: $43,170) in comparison to other Florida regions reviewed, and nearly half of all new construction took place in the counties of Lee (177 permits) and Sarasota (154 permits).

Tampa

In Tampa, there were 580 pool starts with a total construction value in excess of $31.7 million last month.  The average value of new pool construction landed on the higher end of the spectrum in Tampa (average value: $54,666) in comparison to other regions reviewed, and more than half of all new permits originated from the counties of Pasco (146 permits) and Hillsborough (144 permits).

Southeast

The southeastern region of Florida ranked #3 for new swimming pool construction last month, having more than 530 new permits with a total construction value in excess of $23.5 million on record with HBW.  The average value of new pool construction landed on the lower end of the spectrum in the southeast (average value: $44,341) in comparison to other regions reviewed, and more than half of all new permits originated from the counties of Palm Beach (220 permits) and Miami-Dade (151 permits).

Orlando

Last month, there were 360 new swimming pool permits with a total construction value in excess of $16.8 million added to the HBW database for the Orlando area.  The average value of new pool construction was $46,778, and the majority of all new construction activity took place in the two counties of Orange (137 permits) and Brevard (90 permits).

Jacksonville

In the Jacksonville area, there were nearly 240 pool starts with a total construction value of approximately $14.6 million during the month of December.  The average value of new swimming pool construction was highest in Jacksonville (average value: $61,276) in comparison to other Florida regions reviewed, and nearly half of all new permits originated from St. Johns County (113 permits).

Based on the latest construction data reports from HBW, there were approximately 6,860 housing starts with a total construction value of nearly $1.9 billion in Florida last month.  Out of the five major regions reviewed (Tampa, Southwest, Orlando, Southeast, Jacksonville), the greatest volume of new home construction took place in Tampa (1,816 permits), and the highest average value of construction could be found in the southeastern region of the state (average value: $317,426).

Here is a closer look at the total permits, average value of construction and leading counties and contractors throughout the Sunshine State during the month of December 2020:

Tampa

As previously noted, Tampa held the greatest amount of new residential construction activity last month having 1,816 housing starts with a total construction value in excess of $507 million.  The average value of new home construction in the Tampa area (average value: $279,357) landed mid-range in relation to other Florida regions reviewed, and approximately 60 percent of all new permits originated from the counties of Polk (548 permits) and Pasco (529 permits).

Out of the more than 220 contractors with new residential construction activity on record for the Tampa area last month, the following ranked as the top three for total new permits:

Southwest

In the southwestern region of Florida, there were 1,766 housing starts with a total construction value of $441.5 million.  The average value of new home construction was $250,025, and more than half of all new permits originated from the counties of Lee (527 permits) and Sarasota (440 permits).

Out of the nearly 270 contractors with new residential construction permits on record in the southwest last month, the following ranked as the top three for total new permits:

Orlando

Last month, there were nearly 1,270 housing starts with a total construction value of approximately $398 million in the Orlando area.  The average value of new home construction landed on the higher end of the spectrum (average value: $313,614) in comparison to other Florida regions reviewed, and the county with the highest concentration of new residential construction activity was Orange County with more than 370 new permits for the one-month period.

Out of the approximately 155 contractors with new construction activity on record for the Orlando area last month, the following ranked as the top three for total new permits:

Jacksonville

Just behind Orlando, Jacksonville had 1,243 housing starts with a total construction value of $289 million on record with HBW last month.  The average value of new home construction was lowest in Jacksonville (average value: $232,541) in comparison to other Florida regions reviewed, and the majority of all new residential construction took place in the counties of St. Johns (444 permits) and Duval (415 permits).

During the month of December, there were more than 120 contractors with new home construction activity on record in the Jacksonville area, and the following ranked as the top three for total new permits:

Southeast

Texas Swimming Pool Construction Review – December 2020

Based on the latest construction data reports from HBW, there were more than 850 new swimming pool permits with a total construction value of approximately $40.5 million added to the HBW database for Texas last month.  Out of the four major metro areas reviewed (Dallas, Houston, Austin, San Antonio), Dallas carried the highest volume of pool starts (428 permits), while Austin carried the highest average value of new pool construction (average value: $64,264).

Here is a closer look and breakdown of the permit data and leading pool contractors by Texas metro area for the month of December 2020:

Dallas

As previously mentioned, Dallas carried the greatest amount of pool construction starts in comparison to other Texas areas reviewed, having nearly 430 new permits with a total construction value of $17 million on record last month.  The average value of new swimming pool construction landed on the lower end of the spectrum in Dallas (average value: $39,591), and more than half of all new permits originated from the two counties of Collin (133 permits) and Denton (115 permits).

Out of more than 155 contractors with new swimming pool construction on record in the Dallas area last month, the following ranked as the top three for total new permits for the one-month period:

Houston

Last month, Houston ranked #2 for new swimming pool construction, having approximately 270 new permits with a total construction value of $15.2 million on record for the one-month period.  The average value of new pool construction landed on the higher end of the spectrum (average value: $56,509) in comparison to other Texas regions reviewed, and nearly all new swimming pool construction activity took place in the counties of Harris (110 permits) and Montgomery (83 permits).

Out of the more than 130 active pool contractors in the Houston area with new construction activity on record last month, the following ranked as the top three for total new permits:

Austin

In Austin, there were nearly 105 pool starts with a total construction value of approximately $6.7 million last month.  The average value of new swimming pool construction was highest in the Austin area (average value: $64,264) in comparison to other Texas metro areas reviewed, and more than half of all new permits originated from Travis County (69 permits).

Last month, there were more than 50 pool starts with a total construction value of $1.7 million in the San Antonio area.  The average value of new swimming pool construction was lowest in San Antonio (average value: $31,919) in comparison to other Texas metro areas reviewed, and the county with the greatest concentration of new construction activity was Bexar County with 23 permits for the one-month period.

Atlanta New Home Construction Annual Review – 2020

A review of new residential construction permit data on record for Atlanta during 2020

As we say goodbye to 2020 and hello to 2021, HBW is in the process of reviewing construction permit data over the last year to identify building trends and areas where there have been gains (and losses) in the market.  HBW construction data reports provide an in-depth and detailed overview of everything from leading contractors to the number of permits and construction values for any given area, and today we are looking at new residential construction activity in the Metro Atlanta area.

Last year, there were more than 23,320 housing starts in the Metro Atlanta area, reflecting a 5 percent year-over-year decrease in new residential construction.  Out of the twenty-four counties that make up the metro area of Atlanta, five counties carried approximately 50 percent of all new construction activity, and those counties were as follows:

Gwinnett County

Gwinnett County ranked #1 for new home construction last year, having nearly 3,720 housing starts on record and demonstrating a 17 percent year-over-year increase in new home construction.  This marked increase in new residential construction activity is the first annual increase the area has experienced in housing starts since 2017.

Cherokee County

Last year, there were approximately 2,345 housing starts in Cherokee County, reflecting an 8 percent year-over-year increase in new residential construction.  Over the last five years, the area has demonstrated incremental increases in housing starts (with the exception of 2018), and with last year’s increase in new residential construction activity, the area appears to be on track with the average annual rise exhibited in recent years.

Forsyth County

In Forsyth County, there were 2,040 housing starts in 2020, reflecting a 10 percent year-over-year increase in new home construction.  Since 2015, new residential construction has been on the decline in Forsyth County, with annual decreases ranging from as low as 1 percent (2016) to as high as 23 percent (2019).  Last year, the area broke the downward trend with a significant increase in new residential construction, making it a county to watch in the coming years.

Cobb County

With an 8 percent year-over-year increase in new residential construction permits, Cobb County had more than 1,815 housing starts on record in 2020.  Since 2015, Cobb County had exhibited significant annual increases in new home construction up until 2019 when there was a major dip in the market (-23%).  With the 8 percent increase in new residential construction last year, the market appears to be recovering from the drop in 2019 and potentially back on an upward trend.

Fulton County

Out of the five counties identified with the greatest volume of new home construction activity in the Metro Atlanta area last year, Fulton County was the only one on record with a significant decrease in new residential construction permits.  Last year, there were 1,700 housing starts in Fulton County, reflecting a 26 percent year-over-year decrease in new home construction, making it the second consecutive year that the area has exhibited a decline in the market.

Texas Top Home Builders – December 2020

A look at the top five residential construction contractors in each major metropolitan area of Texas during the month of December 2020

Earlier this week, we reviewed the latest permit data available from HBW for new residential construction in Texas and found that there were nearly 6,900 housing starts with a total construction value in excess of $1.6 billion on record for the month of December. Today, we are taking a look at the same construction data reports to identify the leading contractors who carried the highest volume of housing starts last month.  And while each metropolitan area of Texas has its own unique lineup of leading home builders, there have been and continue to be two major players in the market month after month – From across the four major metro areas reviewed (Houston, Dallas, Austin, San Antonio), both D.R. Horton and Lennar Homes continue to carry the highest concentration of new residential construction activity, having approximately 745 and 520 permits on record respectively.

HBW Report: Texas Residential Construction – December 2020

A review of residential construction permit data for Texas during the month of December 2020

Based on the latest HBW construction data reports, last month there were nearly 6,900 housing starts with a total construction value in excess of $1.6 billion in the Lone Star State.  Upon reviewing reports for the four major metropolitan areas in Texas (Houston, Dallas, Austin, San Antonio), we found that the greatest concentration of housing starts originated from Dallas (2,723 permits) last month, and Dallas continued to carry a higher average value of new residential construction (average value: $278,327) in comparison to the other areas reviewed.

Here is a closer look at the total permits, average value of housing starts and leading counties for new home construction in Texas during the month of December 2020:

Dallas

As previously mentioned, the greatest volume of new construction activity, as well as the highest average value, took place in the Dallas area last month where there were 2,723 housing starts with a total construction value of nearly $758 million.  The average value of new home construction was $278,327, and more than half of all new permits originated from the counties of Collin (772 permits) and Tarrant (739 permits).

Houston

While Houston is usually leading Texas for residential construction, last month it ranked #2 with 2,673 housing starts and a total construction value of nearly $531.5 million.  The average value of construction has been and continues to remain lowest in Houston (average value: $198,809) in comparison to other Texas regions reviewed, and the county with the highest concentration of new residential construction activity was Harris County (1,174 permits).

Austin

Last month, there were more than 980 housing starts with a total construction value of nearly $225.5 million in the Austin area.  The average value of new home construction was $228,810, and approximately 63 percent of all new permits originated from Travis County where there were 618 housing starts on record for the one-month period.

San Antonio

In the San Antonio area, there were approximately 515 housing starts with a total construction value of $129.5 million last month.  The average value of new home construction was $251,861, and the bulk of all new permits originated from Bexar County (334 permits).
