A review of permit data for new home construction in Texas during the first half of 2021

Last week, we reviewed new home construction data pulled from permits on record with HBW during the month of June.  Today, we are reviewing the latest HBW Building Activity Trend Reports to gain an overall perspective of new residential construction throughout Texas from January through June of this year.

From the four major metro areas of Texas (Dallas, Houston, Austin, San Antonio), there were nearly 50,700 housing starts through Q2-2021; this reflects an impressive 26 percent year-over-year increase in new home construction throughout the Lone Star State.  Out of the four areas reviewed, Houston carried the greatest volume of new home construction (21,538 permits), while Dallas demonstrated the highest year-over-year gain in new home construction activity (+32%).

Here is a closer look at each Texas region reviewed, including the total permits and leading counties for new home construction through the second quarter of this year:

Houston

As previously noted, Houston continues to carry the greatest volume of housing starts in comparison to other Texas areas reviewed.  Through the second quarter of this year, there have been 21,538 new residential construction permits added to the HBW database for the Houston area, reflecting a 31 percent increase in new home construction in comparison to the same period last year.  Out of the five counties that make up the Houston area, Harris County held more than half of all housing starts, having experienced a 33 percent year-over-year increase in new home construction, resulting in 10,919 new permits on record for the six-month period.

Dallas

In the Dallas area, there were nearly 18,000 housing starts on record from January through June of this year, reflecting a 32 percent year-over-year increase in new residential construction.  Out of the six counties considered to be part of the Dallas area, the counties of Collin (6,567 permits) and Tarrant (5,182 permits) held more than half of all new residential construction permits on record for the six-month period.

Austin

Through the second quarter of this year, the Austin area exhibited an 18 percent year-over-year increase in new residential construction activity, resulting in more than 7,500 housing starts on record with HBW.  Out of the four Austin-area counties reviewed, Travis and Williamson held nearly all new home construction activity having 3,661 and 1,410 new permits on record respectively.

San Antonio

In San Antonio, new residential construction has remained steady.  Since the start of this year (thru Q2-2021), there have been 3,643 housing starts in the area, reflecting a one percent increase in new home construction in comparison to the same time last year.  Out of the three counties reviewed, the majority of all new residential construction activity originated from Bexar County and Comal County where there were 1,511 and 1,504 new permits respectively.
