Texas Top Home Builders – July 2021

A review of the leading home builders in Texas based on housing starts during the month of July 2021

Last week, we reviewed the latest HBW Reports for new residential construction in Texas during the month of July, and we found that there were more than 7,830 housing starts on record from the combined areas of Dallas, Houston, Austin, and San Antonio. This week, we are using the same construction data reports to identify the leading home builders in each of the four metro regions of Texas.

Out of the hundreds of contractors with new residential construction permits on record for the one-month period, two home builders continue to stand out from the pack – D.R. Horton and Lennar Homes. D.R. Horton has consistently been responsible for the greatest concentration of housing starts in Texas month after month, and in July the mega-builder had nearly 755 housing starts within the four major metro areas of Texas.  Not far behind, Lennar Homes also has a strong presence throughout the Lone Star State, having more than 655 housing starts on record last month.  Additionally, Pulte Homes could be found on the leaderboard in nearly every region reviewed, having 478 new permits on record for the one-month period.

Combined, D.R. Horton, Lennar Homes, and Pulte Homes carried nearly 25 percent of all new residential construction on record with HBW for Texas during the month of July, and when we take a closer look at the lineup by region, there are other notable builders with a strong hold on the market.  Here is a breakdown of the top five builders, by region, for total new residential construction permits added to the HBW database last month:

Texas Residential Construction Review – July 2021

A monthly overview of new home construction in the Lone Star State during the month of July 2021

According to Census data released earlier this year, Texas continues to lead the United States in raw population growth. The U.S. Census Bureau reported that the Lone Star State had 373,965 more residents in 2020 than in 2019, a bigger increase in raw numbers than in any other state.  Additionally, in a more recent update to the Census Report, it was noted that Texas had the largest numeric growth in housing units with 1,611,888. For this reason, it should come as no surprise that HBW’s construction data reports have reflected major gains in housing starts throughout Texas since the start of this year.  And more recently, the monthly residential construction reports for July reflect a 2 percent month-over-month increase in new home construction across the four major metro areas of Texas (Houston, Dallas, Austin, San Antonio), resulting in more than 7,830 new residential construction permits being added to the HBW database.

Here is a closer look at the total permits, leading counties and average value of housing starts in Texas during the month of July:

Houston

Houston ranked #1 for housing starts last month, having approximately 3,510 new residential construction permits with a total value of $846.5 million on record with HBW.  The average value of new home construction was $241,236, and just about 75 percent of all new construction activity took place in the counties of Harris and Montgomery where there were 1,573 and 991 new permits respectively.

Dallas

In Dallas, there were approximately 2,535 housing starts with a total construction value of $695 million on record with HBW last month.  The average value of new home construction landed on the higher end of the spectrum (average value: $274,149) in comparison to other Texas regions reviewed, and just over 60 percent of all new permits originated from the counties of Tarrant (820 permits) and Collin (712 permits).

Austin

Last month, there were nearly 960 housing starts with a total construction value of $269.5 million in the Austin area.  The average value of new home construction was highest in Austin (average value: $281,333) in comparison to other Texas areas reviewed, and 83 percent of all new construction activity took place in the counties of Travis and Williamson where there were 447 and 352 new permits respectively.

San Antonio

In San Antonio, there were 830 housing starts with a total construction value of nearly $187 million last month.  The average value of new home construction was lowest in San Antonio (average value: $225,057) in comparison to other Texas areas reviewed, and more than half of all new home construction activity took place in Bexar County where there were 440 housing starts during the one-month period.

Florida Swimming Pool Construction Review: Q2-2021

A review of permit data for new swimming pool construction in Florida from January through June of 2021

Since the start of this year, new swimming pool construction has been on the rise in Florida.  From January through June there have been nearly 21,000 new swimming pool construction permits added to the HBW database, reflecting a massive 49 percent increase in comparison to the same period last year.

When reviewing HBW’s latest “Swimming Pool Construction Activity Trend Report”, total permits and corresponding data is collected and analyzed for six major regions statewide (Northeast, Northwest, Southeast, Southwest, West, Central), and so far this year, each region has exhibited improvement in the market with year-over-year increases ranging from 17 percent (Northwest) to a high of 70 percent (Southwest).

Out of the six regions reviewed, the greatest volume of new swimming pool construction permits could be found in Southwest Florida, where there were 6,543 pool starts on record with HBW for the six-month period; conversely, the lowest amount of new pool construction took place in the northwestern region of the state where there have been close to 1,800 pool starts through Q2.

Here is a breakdown of the latest permit data for new swimming pool construction in each of the six regions of the Sunshine State through the second quarter of this year:

Southwest

As previously noted, the southwestern region of Florida carried the greatest amount of new pool construction so far this year, having 6,453 new permits (thru Q2-2021) and reflecting a 70 percent year-over-year increase in new construction activity.  Out of the five counties that make up the area, more than half of all new permits originated from Lee and Sarasota where there were 2,158 and 1,236 permits on record for the six-month period respectively.

Southeast

In the southeastern region of Florida, there were approximately 4,060 pool starts through the second quarter of this year, reflecting a 66 percent increase in comparison to the same period last year.  Out of the seven counties that make up the area, more than half of all new pool construction took place in Palm Beach and Miami-Dade where there were 1,552 and 1,136 new permits on record (thru Q2) respectively.

West

Through the second quarter of this year there were nearly 3,400 pool starts in the western region of Florida, reflecting a 35 percent increase in new swimming pool construction in comparison to the same time last year.  Out of the seven counties that make up the western region, the greatest concentration of new permits could be found in Pasco County (1,014 permits) where there has been a major 92 percent year-over-year surge in new swimming pool construction so far this year.

Central

In Central Florida, there were nearly 3,000 pool starts since the start of this year (thru Q2), reflecting a 31 percent year-over-year increase in new swimming pool construction.  Out of the six counties that make up the central region of the state, Orange County carried the greatest volume of new swimming pool construction having 1,252 new permits on record and reflecting a 69 percent increase in permits in comparison to the same period last year.

Northeast

Since the start of this year (thru Q2), there have been 2,136 new swimming pool permits added to the HBW database for the northeastern region of Florida, reflecting a 47 percent increase in comparison to the same time last year.  Out of the eight counties that make up the area, nearly 60 percent of all permits originated from the two counties of St. Johns and Duval where there were 824 and 414 new permits on record for the six-month period respectively.

Northwest

Out of the six Florida regions reviewed, the northwest (and bordering areas) experienced both the least amount of new pool construction and the lowest overall increase in new construction activity.  Since the start of this year (thru Q2), there have been nearly 1,800 new swimming pool permits added to the HBW database for the northwest, reflecting a 17 percent year-over-year increase in new pool construction.  Out of the 18 counties that are included in the regional report, more than 70 percent of all new permits originated from the four counites of Santa Rosa (380 permits), Baldwin (272 permits), Walton (217 permits), Bay (208 permits), Okaloosa (206 permits).

HBW Quarterly: Florida Residential Construction Q2-2021

A review of permit data for new home construction in Florida from January through June of 2021

Anyone who lives in Florida is aware of the surge in new residents.  In fact, according to the Business Development Board of Palm Beach County, Florida’s population grew by 2.7 million over the past decade, and it is estimated that approximately 900 people are moving to Florida every day.   With the increase in population comes the increase in demand for residential property, and the latest HBW reports reflect major growth in new home construction.

From January through June of this year, there has been a whopping 43 percent year-over-year increase in new residential construction throughout the Sunshine State, resulting in more than 65,250 new permits on record with HBW.  From the six regions reviewed (Southwest, West, Central, Southeast, Northwest, Northeast), the greatest volume of housing starts could be found in the southwestern region of Florida (14,648 permits); the southwest also exhibited the most significant year-over-year gain in new home construction (+73 percent).

Here is a closer look at permit data for new home construction in Florida (by region) through the second quarter of this year:

Southwest Florida

As previously noted, the southwestern region of Florida carried the greatest amount of new residential construction permits (14,648 permits) through Q2, as well as demonstrated the highest increase in housing starts (+73 percent) in comparison to the same time last year.  Out of the five counties that make up the southwest, more than half of all new home construction took place in Lee (4,623 permits) and Manatee (3,305 permits) with both areas reflecting year-over-year increases of 67 percent and 97 percent respectively.

West Florida

Not far behind the southwest, the western region of Florida ranked #2 for new home construction, having 14,034 housing starts through Q2, reflecting a 34 percent year-over-year increase in new residential construction.  Out of the seven counties that make up the western region, just about 70 percent of all new permits originated from the two counties of Polk (4,939 permits) and Pasco (4,675 permits).

Northeast Florida

In the northeast, there have been 12,781 housing starts since the start of this year (thru Q2), reflecting a 64 percent increase in new home construction in comparison to the same period last year.  Out of the eight counties that make up the area, approximately half of all new permits originated from the counties of St. Johns and Duval where there were 3,418 and 3,203 permits respectively for the six-month period.

Central Florida

Through the second quarter of this year, there have been 9,641 housing starts in Central Florida, reflecting a 33 percent increase in new home construction in comparison to the same period last year.  Out of the six counties that make up the area, more than 50 percent of all new home construction took place in the two counties of Orange and Volusia where there were 2,856 and 2,081 new permits on record with HBW respectively.

Northwest Florida

Out of the six regions reviewed, the northwest is by far the most expansive, consisting of 16 Florida counties as well as 2 bordering counties in Alabama.  Through the second quarter of this year, there have been 7,511 housing starts in the northwest, reflecting a 12 percent year-over-year increase in new home construction.  Out of the 18 counties included in the report, more than 50 percent of all new permits originated from the counties of Baldwin, AL (1,646 permits), Bay, FL (1,126 permits) and Santa Rosa, FL (1,092 permits).

Southeast Florida

Through Q2-2021, there have been 6,638 housing starts in the southeastern region of Florida, reflecting a 35 percent increase in new home construction in comparison to the same time last year.  Out of the seven counties that make up the area, nearly 70 percent of all new permits originated from the counties of St. Lucie and Palm Beach where there were 2,910 and 1,610 new permits on record with HBW respectively.

HBW Report: Florida Swimming Pool Construction – June 2021

A review of permit data for new swimming pool construction in Florida during the month of June 2021

In Florida, there were 2,650 new swimming pool construction permits with a total value in excess of $144 million added to the HBW database during the month of June 2021; this reflects a 25 percent month-over-month decrease in new swimming pool construction statewide.

Upon review of the latest HBW construction data reports for the five major regions of Florida (Southwest, Tampa, Southeast, Orlando, Jacksonville), we found that the greatest volume of new pool construction took place in the southwestern portion of the state (1,048 permits), while the highest average value of new swimming pool construction could be found in Jacksonville (average value: $61,272).

Florida Residential Construction Review – June 2021

An HBW report on the latest permit data for new residential construction in Florida during the month of June 2021

Based on the latest construction data reports from HBW, there were 8,365 housing starts with a total construction value in excess of $2.25 billion in Florida last month. Out of the five Florida regions covered in the reports (Tampa, Southwest, Orlando, Southeast, Jacksonville), the greatest concentration of new home construction could be found in the southwestern region of the state (2,411 permits), while the highest average value of new residential construction projects took place in the southeastern region (average value: $328,873).

Here is a detailed view of new residential construction permit data by Florida region during the month of June 2021:

Southwest

The southwest region ranked #1 in Florida for new home construction, having 2,411 housing starts with a total construction value of $597.5 million on record last month.  The average value of new home construction was $247,841, and more than half of all new permits originated from the counties of Lee (750 permits) and Manatee (595 permits).

Out of the nearly 315 contractors with new home construction activity on record in the southwest last month, the following ranked as the top three for total new permits:

Jacksonville

In Jacksonville, there were 1,890 housing starts with a total construction value of nearly $430 million on record for the month of June.  The average value of new home construction was lowest in Jacksonville (average value: $227,499) in comparison to other Florida regions reviewed, and out of the six counties that make up the area, nearly 70 percent of all new home construction took place in the two counties of Duval and St. Johns where there were 655 and 643 new permits respectively.

Tampa

Out of the 215 contractors with new home construction activity on record in the Tampa area last month, the following ranked as the top three for total new permits:

Orlando

Last month, there were more than 1,250 housing starts with a total construction value of approximately $400 million on record for the Orlando area.  The average value of new home construction landed on the higher end of the spectrum (average value: $319,096) in comparison to other Florida regions reviewed, and nearly half of all new permits originated from the counties of Orange (338 permits) and Lake (259 permits).

In the southeastern region of Florida, there were nearly 1,000 housing starts with a total construction value in excess of $327 million on record last month.  As previously noted, the average value of new home construction was highest in the southeast (average value: $328,873) in comparison to other Florida regions reviewed, and just over 70 percent of all new home construction activity took place in the two counties of St. Lucie (444 permits) and Palm Beach (258 permits).

HBW Quarterly Review: Texas Swimming Pool Construction – Q2-2021

A review of permit data for new swimming pool construction in Texas from January through June 2021

Since the start of this year, new swimming pool construction has been on the rise across the Lone Star State.  Through Q2-2021, there has been a massive 60 percent increase in new pool construction (vs. Q2-2020), resulting in nearly 6,900 new permits added to the HBW database.  In all four major metro regions reviewed (Houston, Dallas, Austin, San Antonio), there have been year-over-year increases ranging from 5 percent (San Antonio) to 78 percent (Houston), with all areas demonstrating gains over the previous year.

Although there have been significant increases in new pool construction activity in every area, just about 85 percent of all new swimming pool construction through the second quarter of this year has taken place in Dallas and Houston.

Here is a closer look at the total permits, leading counties and year-over-year gains in each of the four metro regions of Texas:

Dallas

Out of the four Texas areas reviewed, Dallas carried the greatest volume of new pool construction, having more than 3,380 new permits on record with HBW through Q2-2021; this reflects an impressive 67 percent increase in new swimming pool construction in comparison to the same period last year.  Out of the six counties that make up the Dallas area, nearly 60 percent of all new permits originated from Collin County and Tarrant County where there were 1,118 and 868 new permits on record respectively.

Houston

New swimming pool construction in the Houston area has been on an upward climb since 2018, and that pattern appears to be sustained so far this year.  From January through June of this year, there have been 2,460 new swimming pool construction permits in the Houston area, reflecting a major 78 percent year-over-year increase.  Out of the five counties that make up the Houston area, more than half originated from Harris County where there were 1,485 new permits on record for the six-month period.

Austin

In the Austin area, new pool construction activity has been on the rise over the last five years, and from the latest reports, the upward pattern has continued so far this year.  Through the second quarter of 2021, there has been a 25 percent year-over-year increase in new swimming pool construction in the Austin area, resulting in 670 new permits added to the HBW database.  Out of the four counties that make up the area, nearly all new pool construction has been taking place in the two counties of Travis (395 permits) and Williamson (239 permits).

San Antonio

Through the second quarter of this year, there have been 375 new swimming pool permits added to the HBW for the San Antonio area, reflecting a 5 percent increase in comparison to the same period last year.  Out of the three counties that make up the San Antonio area, the highest concentration of new pool construction activity could be found in Bexar County where there were 211 new permits on record with HBW for the six-month period.

Last month, there were 950 new swimming pool construction permits with a total value in excess of $53.5 million added to the HBW database for the Lone Star State.  Out of the four metro areas reviewed (Dallas, Houston, Austin, San Antonio), Dallas carried the highest volume of new swimming pool construction activity (393 permits), while the highest average value of new pool construction could be found in Houston (average value: $67,670).

Here is a closer look at the latest permit data for new swimming pool construction in the four major metro areas of Texas last month:

Dallas

As previously noted, Dallas carried the greatest volume of new swimming pool construction in comparison to other Texas areas reviewed, having 393 new permits with a total construction value in excess of $19.8 million on record for the one-month period.  The average value of new pool construction projects was $50,488, and the bulk of all new permits originated from the counties of Tarrant (126 permits) and Collin (124 permits).

Out of the more than 30 contractors with new swimming pool construction activity on record in the San Antonio area last month, the following ranked as the top five for total new permits:

From the four major metro areas of Texas (Dallas, Houston, Austin, San Antonio), there were nearly 50,700 housing starts through Q2-2021; this reflects an impressive 26 percent year-over-year increase in new home construction throughout the Lone Star State.  Out of the four areas reviewed, Houston carried the greatest volume of new home construction (21,538 permits), while Dallas demonstrated the highest year-over-year gain in new home construction activity (+32%).

Here is a closer look at each Texas region reviewed, including the total permits and leading counties for new home construction through the second quarter of this year:

Houston

As previously noted, Houston continues to carry the greatest volume of housing starts in comparison to other Texas areas reviewed.  Through the second quarter of this year, there have been 21,538 new residential construction permits added to the HBW database for the Houston area, reflecting a 31 percent increase in new home construction in comparison to the same period last year.  Out of the five counties that make up the Houston area, Harris County held more than half of all housing starts, having experienced a 33 percent year-over-year increase in new home construction, resulting in 10,919 new permits on record for the six-month period.

Dallas

In the Dallas area, there were nearly 18,000 housing starts on record from January through June of this year, reflecting a 32 percent year-over-year increase in new residential construction.  Out of the six counties considered to be part of the Dallas area, the counties of Collin (6,567 permits) and Tarrant (5,182 permits) held more than half of all new residential construction permits on record for the six-month period.

Austin

Through the second quarter of this year, the Austin area exhibited an 18 percent year-over-year increase in new residential construction activity, resulting in more than 7,500 housing starts on record with HBW.  Out of the four Austin-area counties reviewed, Travis and Williamson held nearly all new home construction activity having 3,661 and 1,410 new permits on record respectively.

San Antonio

In San Antonio, new residential construction has remained steady.  Since the start of this year (thru Q2-2021), there have been 3,643 housing starts in the area, reflecting a one percent increase in new home construction in comparison to the same time last year.  Out of the three counties reviewed, the majority of all new residential construction activity originated from Bexar County and Comal County where there were 1,511 and 1,504 new permits respectively.

Texas Top Home Builders – June 2021

A review of the leading contractors for new residential construction in Texas during the month of June 2021

Earlier this week, we reviewed construction permit data on record with HBW for Texas during the month of June 2021, and we learned that there were approximately 7,700 housing starts with a total construction value of nearly $1.9 billion for the one-month period.  Today, we are taking a deeper dive into the same reports to identify the leading home builders that were driving new residential construction in the four major metro areas of Texas (Austin, Houston, Dallas, San Antonio) last month.

Statewide, D.R. Horton and Lennar Homes continue to hold a high share of new home construction activity; last month, the mega-builders were responsible for approximately 25 percent of the housing starts on record, having 1,118 and 740 new permits respectively.

Here is a closer look at the top five contractors (based on total new permits) in each of the four major metro areas of Texas during the month of June 2021:

Houston

Last month, there were 325 home builders with new residential construction activity on record with HBW in the Houston area, and the following ranked as the top five for total new permits:
