Florida Residential Construction Review – March 2023

An overview permit data for new home construction in Florida during the month of March

Last month, there were approximately 4,250 new residential construction permits with a total value of $1.4 billion in the Sunshine State.

Out of the five regions reviewed (Tampa, Southwest, Orlando, Southeast, Jacksonville), the greatest volume of new home construction could be found in the Southwest (1,044 permits), while the highest average value of construction took place in the Southeast (average value: $427,482).

When it comes to home builders, two mega-builders continued to dominate the market, landing on the top three list in all regions reviewed; those builders were D.R. Horton and Lennar Homes which had 639 and 492 new permits on record for the one-month period respectively.

Here is an overview of permit data by region for new home construction in Florida during the month of March 2023:

Southwest

In the southwestern region of Florida there were approximately 1,045 new permits with a total construction value in excess of $326M last month. The average value of new home construction was $312,459, and the county with the highest concentration of housing starts was Lee County (401 permits).

Tampa

Tampa carried 1,030 new permits with a total construction value of nearly $298M last month.  The average value of new home construction was $289,052, and the majority of new construction activity took place in the counties of Hillsborough (336 permits) and Polk (263 permits).

Orlando

Last month, there were more than 1,020 new residential construction permits with a total value in excess of $353M in the Orlando area. The average value of new home construction was $346,026 for the one-month period, and more than half of all new construction activity took place in Orange County (309 permits) and Brevard County (305 permits).

Out of 150 home builders with new construction activity on record in the Orlando area last month, the following ranked as the top three for total new permits:

Jacksonville

Last month, there were 619 new residential construction permits with a total value of approximately $175M on record with HBW for the Jacksonville area.  The average value of new home construction was lowest in Jacksonville (average value: $282,381) in comparison to other Florida regions reviewed, and more than half of all new residential construction permits originated from the counties of St. Johns (197 permits) and Clay (135 permits).

Out of nearly 100 contractors with housing starts on record in the Jacksonville area last month, the following ranked as the top three for total new permits:

Southeast

In the southeast, there were nearly 535 new residential construction permits with a total value in excess of $228M last month.  As previously noted, the average value of new home construction was highest in the southeast (average value: $427,482) in comparison to other Florida regions reviewed, and more than half of all new permits originated from St. Lucie County (229 permits) and Palm Beach County (145 permits).

Out of the 95 contractors with new permits on record in the southeastern region of Florida last month, the following ranked as the top three for total new permits:
