An HBW Report on Florida home building activity for the month of February 2018.

Last month, there were more than 4,650 housing starts added to the HBW database for Florida.  Out of the five major regions reviewed (Orlando, Tampa, Jacksonville, Southeast, Southwest), the Orlando area (1,121 permits) ranked #1 for total new residential permits, while Tampa ranked a close second (1,104 permits) for the one-month period.

Taking a closer look at the home builders driving new construction, D.R. Horton ranked #1 in three out of five regions and landed the top five list in every area across the state.  Another home builder making its mark in the Sunshine State is Lennar Homes, as it ranked #1 in two out of five regions and was also leading on the top five list statewide.

Here is region-by-region view of the top builders and home building activity in Florida for February 2018:

Orlando

Last month, there were more than 1,120 housing starts with a total construction value of nearly $343M in the Orlando area.  Out of the 150 active builders in the area, D.R. Horton took top spot for housing starts (161 permits) last month, with the bulk of the mega builder’s new home construction taking place in Brevard County. Out of the top five builders in the area, Mattamy Homes carried the highest average value of new residential construction with an average value of $338,746 for the month.

Tampa

As previously mentioned, Tampa ranked a close second for total housing starts in Florida having more than 1,100 new residential construction permits with a total construction value of nearly $308M on file with HBW in February.  Out of the more than 190 active builders in the area, D.R. Horton landed the #1 spot for total housing starts (111 permits), and nearly all of the home builder’s new construction activity took place in Polk and Pasco counties.  When looking at the average value of new home construction, Homes by West Bay held the highest average value of construction ($400,407) out of the leading builders in the area for the month.

Southwest

Last month, there were 955 housing starts with a total value in excess of $253M in Southwest Florida.  Out of the 200+ active builders on file for the month, Lennar Homes ranked #1 for total housing starts (127 permits), and the majority of new permitting activity by Lennar Homes originated from Lee and Collier counties.  The home builder from the top five list that carried the greatest average value of construction was Taylor Morrison coming in at $275,328.

Jacksonville

In Jacksonville, there were 125 active builders responsible for nearly 780 housing starts with a total construction value of approximately $190M.  D.R. Horton maintained its top spot for total housing starts (167 permits), while Dream Finders Homes held the highest average value of construction ($323,638) out of the builders on the top five list.

Southeast

In the Southeast, there were more than 690 housing starts with a total construction value in excess of $229M last month.  Out of the 188 active builders in the area, Lennar Homes took top spot having 179 housing starts on file with HBW.  The bulk (more than half) of all new permits pulled by Lennar took place in Miami-Dade County.  The highest average value of construction out of the top five builders was set by Standard Pacific Homes (average value: $504,305).
