Florida Residential Construction Update – May 2022

An overview of permit data for new home construction in Florida during the month of May

Based on the latest construction data reports available from HBW, there was approximately a 28 percent month-over-month increase in new home construction in Florida last month, resulting in 11,427 new residential construction permits with a total value of nearly $3.3 billion added to the HBW database.

Out of the five regions reviewed (Southwest, Tampa, Orlando, Southeast, Jacksonville), the southwestern region carried the highest volume of new residential construction activity (3,269 permits), while the Southeast (average value: $322,226) had the highest average value of new home construction for the one-month period.

Here is closer look at the total new permits, construction values and leading counties by region for new home construction in Florida during the month May 2022:

Southwest

In the southwestern region of Florida there were approximately 3,270 new permits with a total construction value of nearly $854.2 million last month. The average value of new home construction was lowest in the southwest (average value: $261,296) in comparison to other regions reviewed, and the majority of all new construction activity took place in the counties of Lee (995 permits) and Manatee (859 permits).

Tampa

Last month, Tampa ranked #2 for new home construction as there were 3,173 new permits with a total construction value in excess of $933.2 million on record with HBW.  More than half of all new construction took place in the counties of Polk (1.070 permits) and Pasco (798 permits), and the average value of construction was $294,119.

Orlando

In Orlando, there were more than 2,155 new residential construction permits with a total value of nearly $645.7 million last month.  The bulk of new construction activity took place in the counties of Lake (532 permits) and Orange (491 permits), and the average value of construction (average value: $299,464) landed on the higher end of the spectrum in comparison to most of the other Florida regions reviewed.

Jacksonville

Last month, there were approximately 1,650 new residential construction permits with a total value of $454.5 million in the Jacksonville area.  The majority of all new residential construction permits originated from the counties of St. Johns (628 permits) and Duval (518 permits), and the average value of new home construction landed on the lower end of the spectrum in comparison to other regions reviewed (average value: $275,927).

Southeast

In the southeast, there were more than 1,180 permits with a total construction value of nearly $381 million on record with HBW for the month of May.  More than half of all new permits originated from St. Lucie County (671 permits), and the average value of new home construction was highest in the Jacksonville area (average value: $322,226) in comparison to other Florida regions reviewed.
