Florida Residential Construction Review – March 2024

Last month, there were more than 6,555 new residential construction permits with a total construction value of $2.1+ billion in the Sunshine State. Out of the five regions reviewed (Tampa, Southwest, Orlando, Southeast, Jacksonville), the greatest volume of new home construction could be found in the southwestern region (2,261 permits), while the highest average value of construction took place in the Southeast (average value: $414,618).

Here is an overview of permit data by Florida region for new home construction during the month of March 2024:

Southwest

As previously noted, there were more than 2,260 new permits with a total construction value of $691.5 million in the southwestern region of Florida last month. The average value of new home construction was $305,872, and the majority of all new construction activity took place in the counties of Lee (747 permits) and Sarasota (559 permits).

Tampa

In Tampa, there were 1,770 new residential construction permits with a total value of $586 million on record last month.  The average value of new home construction was $331,108, and the majority of permits originated from the counties of Polk (682 permits) and Pasco (471 permits).


Jacksonville

Last month, there were 1,084 new residential construction permits with a total value of approximately $281.4 million in the Jacksonville area.  The average value of new home construction was lowest in Jacksonville (average value: $259,581) in comparison to other Florida regions reviewed, and the bulk of all new residential construction permits originated from the counties of St. Johns (460 permits) and Duval (275 permits).

Orlando

Last month, there were nearly 800 new permits with a total construction value in excess of $306 million in the Orlando area.  The average value of new home construction was $385,266, and more than half of all new construction activity took place in Brevard County (225 permits) and Orange County (192 permits).

Southeast

In the southeast, there were close to 650 new permits with a total construction value of approximately $268 million on record last month.  The average value of new home construction was highest in the area (average value: $414,618) in comparison to other Florida regions reviewed, and more than half of all new permits originated from St. Lucie County (370 permits).
