Construction Market Trends: 1st Quarter 2013

New residential construction is truly on the up and up in Florida and Georgia closing out the 2013 first quarter.

This is testament to the housing market turning the corner for the best especially in Florida who get hit hard during the recession’s peak.

In the Alabama market, we saw a very minimal dip in construction. The slight decrease is still optimistic for the overall market.  Georgia is looking great with a substancial increase in construction, while the entire Texas market is on a turn down, yet numbers are steady and still range a comparison to 2012’s 2nd and 3rd quarter numbers.

U.S. Housing Market on the Rebound

When the housing market starts booming it has a definite ripple effect. Industries all around reap the benefits. According to a recent article on Bloomberg.com, all around gains in U.S. housing permits across the country signal a rebound in the housing market.

We are extremely thrilled to hear of this great news. The facts are in. According to the US Commerce Department, they reported on March 19, 2013 in Washingtonpermits (NHSPATOT) rose 4.6 percent to a 946,000 rate, the most since June 2008.

We are looking forward to a trickle down effect in the Texas, Georgia, Alabama and Florida markets as well. The outlook is good, even industry leaders are confident:

“We’re optimistic about the housing recovery,” said Anika Khan, a senior economist at Wells Fargo Securities LLC in CharlotteNorth Carolina, a subsidiary of the largest U.S. mortgage lender and the second-best housing starts forecaster over the past two years, according to data compiled by Bloomberg. “We’ll continue to see construction pick up. Housing continues to be a bright spot for the economy.”

When Residential construction gains it fuels home improvement, appliance makers such as Whirlpool Corp (WHR). to retailers such as Lowe’s Cos. (LOW) and Home Depot Inc. (HD)

The housing turnaround is starting to show in Mooresville, North Carolina as their local Lowe’s is hiring 9,000 permanent part-time workers this year as it sells more appliances and bathroom fixtures.

It’s no surprise that when temperatures dip below the realm of tolerance, people find it a necessity to move South not only for the Winter, but for long-term residence. Through observing census figures and housing market competition, it is evident that warmer climate locations hold fortunate in attracting greater populace numbers.

Jerry Kronenberg, of TheStreet.com, observes that “census figures show that the Sunshine State’s population nearly doubled between 1980 and 2010, while cold-weather Michigan and Ohio grew by only about 6.7% (way below the 36.3% national average),” via Yahoo.com Homes article. As temperatures continue to fluctuate in inconsistent patterns, it is found people seek a more desirable residence where ghastly cold temperatures are not an issue. It has been observed that throughout the past twelve months, Orlando’s housing market pricing has risen an astounding 12.8%, with available property listings dropping 21.9% and remaining on realty websites for a mere 71 days, a great contrast to the country’s overall time span of 108 days.

Orlando and surrounding areas hold great promise and proven positive rebound in respect to the housing market. Numbers show that the past twelve months have elicited an upwards trend that clearly shows this is the location of near greatest housing production possibility.
