Florida Residential Construction Review – July 2021

An overview of permit data for new residential construction in Florida during the month of July 2021

Based on the latest HBW reports, there were more than 9,370 new residential construction permits with a total construction value in excess of $2.5 billion added to the HBW database for Florida during the month of July 2021.  Out of the five regions included in the reports (Southwest, Tampa, Southeast, Orlando, Jacksonville), the greatest concentration of new permitting activity could be found in the southwestern region of the state (2,586 permits), while the highest average value of new permits could be found in Southeast (average value: $298,984).

Here is a closer look at the total permits, average value of projects and leading counties for new home construction in Florida during the month of July 2021:

Southwest

As previously noted, the southwest region of Florida carried the highest volume of new residential construction permits last month, having 2,586 new permits with a total construction value in excess of $658 million.  The average value of new construction projects landed on the lower end of the spectrum (average value: $254,524) in comparison to other Florida regions reviewed, and just about 60 percent of all new permits originated from the two counties of Lee (1,055 permits) and Manatee (510 permits).

Tampa

Last month, Tampa ranked #2 for new home construction, having 2,352 new permits with a total value of nearly $631 million on record with HBW.  The average value of new residential construction was $268,280, and approximately 75 percent of all new permitting activity originated from the two counties of Polk and Pasco where there were 912 and 844 new permits respectively for the one-month period.

Orlando

In Orlando, there were nearly 1,875 new residential construction permits with a total value of approximately $556 million on record with HBW for the month of July. The average value of new home construction landed on the higher end of the spectrum in the Orlando area (average value: $296,709) in comparison to other Florida regions reviewed, and approximately half of all new permits originated from the two counties of Brevard (451 permits) and Volusia (416 permits).

Jacksonville

Last month, there were more than 1,475 new residential construction permits with a total value of approximately $359.4 million added to the HBW database for the Jacksonville area.  In comparison to other Florida regions reviewed, the average value of new home construction was lowest in Jacksonville (average value: $243,478), and 70 percent of all new permits originated from the two counties of St. Johns (574 permits) and Duval (458 permits).

Southeast

In the southeastern region of Florida, there were approximately 1,085 new residential construction permits with a total value of $324 million on record last month.  As previously noted, the average value of new home construction was highest in the southeast (average value: $298,984) in comparison to other Florida regions reviewed, and more than half of all new permits originated from St. Lucie County (565 permits).
